Making An Offer on Vacant Land? Please Remember…

Real estate listing agents receive offers both verbal and written for vacant land. Sometimes buyers when making an offer fail to remember there are both positive and negative results.

Many will immediately understand the positive results such as satisfied sellers, ecstatic buyers  and grateful professional real estate agents. Yet, the negative unintended results are often ignored.

For example, just yesterday I received a verbal “low ball” offer for a fully improved vacant land listing. This over 2 acre parcel had:

  • A 4-bedroom septic installed with concrete holding tank 
  • Fully fenced with horse fencing 
  • Underground electric
  • RV hookups
  • Custom lighted gate 
  • Additional truck gate Cleared and leveled lot  
  • Road access is good being less than a half mile from a county maintained dirt road

This property is priced competitively given all the improvements.

As I am required to advise my seller of all offers. I called the seller and prefixed the call with please not do be upset. I then shared the verbal offer that was nearly 40% off the asking price for this improved vacant land parcel along with a 60 day contingency.

The seller was rightly insulted and was upset for the buyer’s agent even presenting the verbal offer.  I shared with the seller as I must present all offers both verbal and written so must the buyer’s agent. This low ball offer was initiated by the buyer and the buyer's agent had to present the verbal offer.

The unintended results of this low ball vacant land offer were:

  • The  Seller was insulted
  • The Seller may not even entertain a future offer from this buyer as distrust has been established
  • The Seller if an offer is presented by the buyer’s agent may not trust or have other negative feelings toward this professional real estate agent

Real estate offers do have unintended results. Even with the best guidance from buyer’s agents who may share these unintended results, there are buyers who believe they know best. Their actions may place professional real estate agents in very uncomfortable situations. If the buyer continues with such offers, he, she or they may be fired by the buyer's agent. In this instance, I could tell the buyer’s agent was very uncomfortable in presenting this verbal offer. 

My suggestion is for vacant land buyers to remember when making an offer on vacant land there may be unintended results.

Excellent reminder that vacant land negotiations are very different from residential home sales. Buyers sometimes fail to recognize the value of improvements already completed on land, especially septic systems, fencing, utilities, grading, and access work. Those improvements represent real time, money, permits, and planning already invested by the seller.

I also think professionalism and presentation matter when making offers. While every buyer wants a good deal, extremely low offers without strong reasoning can sometimes damage negotiations before they truly begin. Land transactions often require patience, education, and realistic expectations from all parties involved. This is a very good example of why experienced guidance matters so much in vacant land sales.

So true about extremely low offers and patience required. Historically in this area on average vacant land may take one year to two plus years to sell. Thank you and enjoy the Memorial Day weekend.

Good morning Leanne. While agents have the responsibility to submit ll offers, they are not responsible for the offer. They know from the get go the response will be "What part of NO don't you understand?" The experienced ones also know that it may stir emotions that cannot be overcome when the buyer gets reasonable. You never get a second chance to make a first impression. Enjoy your day.

Even with the best guidance from professional real estate agents, some buyers will still insist to present low offers with poor quality such as contingencies.  So true about not having a second chance. Again, thank you. Enjoy your Memorial Day weekend.

In NC we say it's not an offer unless it's in writing. So if someone tries to give me a verbal, I tell them put it in writing before I present to my client.

Hi Leanne,
Many buyers fail to realize that an extremely low offer can create emotional consequences beyond the numbers themselves, especially when a property owner has invested significant time, money, and effort into improvements. While buyers certainly have the right to negotiate and seek the best possible price, there is also value in approaching negotiations strategically and respectfully, providing strong reasoning to support the offer.

Real estate agents do not have the authority to simply refuse to present offers they feel are too low or unrealistic. Sadly, unintended consequences sometimes happen.

So true about the sadly, unintended consequences. If the listing knows the buyer is an investor, this helps to cushion the unintended consequences of the verbal or written offer.

Leanne, if you are professional, offers should be in writing!   Making a verbal LOW BALL offers just makes the seller not want to deal with the buyer.

I agree. What I have learned is some agents do not want to write up lower than asking price offers and hence test the waters with a verbal.
