Thieves Target Open Houses: An Urgent Safety Alert for Sellers

Imagine a husband and wife walking into your Open House. They seem like the perfect buyers—asking great questions, looking admiringly at the rooms. But while one holds the agent's attention with a conversation, the other slips away to "check out the master closet."

This isn't a hypothetical scenario. It actually happened right here in Montgomery County, where a pair of jewelry thieves successfully targeted open houses for six months before finally being caught. Their targets? Valuables, prescription drugs, and easily pocketed jewelry. And yes, they found plenty of it.

Why I Choose Not to Do Open Houses

Whenever I list a home, I give my sellers a strict piece of advice: Lock up your valuables and secure your prescription medications. Do not leave them lying around.

Truth be told, I am not a fan of traditional Open Houses for exactly this reason. It is incredibly difficult to prevent people from wandering when a crowd fills a home.

When I am showing a property, I have a firm rule: Everyone stays together. ### Responsibility Over Convenience

Sometimes, buyers get a little annoyed with me when I insist on this. If a large group or a big family comes through, one faction naturally wants to head upstairs while another wanders toward the basement. I gently but firmly reel them back in.

It's not that I don't trust people; it's that I am responsible for your home. My clients are entrusting their biggest asset to me, and I take that responsibility very seriously.

The Ultimate Danger: What If?

The police are urging everyone to secure their valuables, and we, as agents, must remain hypervigilant. In the case of the Montgomery County thieves, the agents didn't catch them in action.

But it makes you think about the real safety risks we face: What would have happened if an agent had caught them in the act and tried to stop them? Property can be replaced, but personal safety cannot. When we let strangers wander unescorted through a home, we aren't just risking a seller's jewelry—we are risking everyone's physical safety.

Be safe out there, and protect your home! Strangers walking through your home at an "Open House" is not a good idea. Qualified buyers by appointment with an agent is a much safer option

This is always such an unfortunate situation! Sellers are kind enough to graciously open their homes to allow visitors, and the bane of our society feel it means they're entitled to the Seller's belongings.

Vanessa Calhoun  It is safer, in my opinion, for sellers and agents to schedule an appointment with qualified buyers than to open up your home to strangers who are just walking in off the street - unknown if they can even purchase your home

Hannah, it is sad people take advantage of open houses to either case out a place or steal while they are there.  In Denver we had people crack a window in the basement, so they could return and steal at a later date.   Lots of reasons NOT to do open houses.

Joan Cox, Retired Broker/Owner  I worked with an agent who caught a guy stealing drugs and chased him. She also called the police, who warned her she could have been hurt . The sellers did not want to press charges, and I scolded her as she could have been killed.YES, many reasons not to have Open Houses - Thank you, Joan

Good evening Hannah Williams,

We had a rash of that about 4 years ago but now are not seeing that and we often have 2 agents host the open house. Open houses here are a great way to have neighbors (potential sellers) come and lots of buyers (many who can see lots of houses on one day during an afternoon) see the property. On my last three listings buyers came to the open house and called their agents and came back after the open house and wrote offers. It just goes to show you real estate is local!!!

Dorie Dillard Austin TX I am not a big fan of Open Houses. I think agents sell houses . You don't know who is walking into the open house or if they are qualified to buy. I knew many people who just went to Open Houses to pass the time.

Hi Hannah- I can understand why your preference is not to have Open Houses. Having 2 agents available for Open Houses sounds like a good compromise but you never know. The important thing is for everyone to be safe.

Unscrupulous people are everywhere, so we always have to be on high alert. I had a lot of success with Opens, but times are different now.

Carol Williams  Buyers will come with an agent, and you know they are qualified. Why open a house up to anyone passing by ? It is just my personal opinion.

Good morning, Hannah... I make my sellers sign off on a document that I recommended they lock up drugs, jewelry, money, guns, ammo during the listing term. This is just one reason I don't like open houses... you really never know who might be "casing the house." Plus, I've heard too many stories from local agents about being accosted at their open houses.

Hannah Williams those documents are also for regular showings. I've shown houses where there were guns and ammo lying in full view. I showed one house to a family with young girls where the seller was a chef and he had knives lying around the dining room and kitchen. Personally, I don't do open houses. I prefer not to take the risk... then again I can generate leads without open houses.

Hannah Williams the last thing we need is to have an "accident" because of a seller's negligence and then they say we never told them what to do for safety. That's why I have my document signed by the sellers... they can't say I didn't warn them.

It is true - everything of value needs to be put away/stored/locked up when a home is for sale. That includes for showings and open houses.

Kat Palmiotti  Yes, I agree, but don't you feel a buyer's agent is bringing a buyer who is qualified to purchase the home and has a relationship with the buyer. It is not just anyone walking in unrepresented

It's really sad that we have to be so guarded these days.  I remember as a kid, we didn't even lock our front doors, haha.  I feel blessed that I live in a neighborhood that is fairly safe, so I don't worry much if I forget to lock my front door.  Heck, one of my neighbors always has their garage door open, which I think is a bit crazy, but it's nice to know that the neighborhood is that safe, haha.

Hannah, Such an important reminder. I too feel sellers are safer with private scheduled showings where buyers are accompanied throughout the home. We only schedule Open Houses when the sellers demand it, and we only have them when we can have 3 of us at the home.

I work for the sellers and do not think it is wise to open their homes to unqualified strangers when they can have scheduled appointments with qualified buyers - so glad you agree

Lew Corcoran I did not mean this as negatively as some took it; it's just a reminder that pre-qualified buyers with appointments are there with signed agreements with their buyer agents. It may take a day or two longer, but it is may be safety issue

Very rarely do I conduct an open house unless it's a vacant property, Hannah, even then, personal safety and risk is an issue. When clients expect it, I tell them to put everything up of value that might cause sticky fingers!
