This past week I spoke with homeowners who were fully prepared in every way except for timing. Their home was well cared for and show-ready, but they had a price in mind that didn’t quite match current market activity. After reviewing the numbers together, they realized it made more sense for them to wait a bit before listing.

There’s nothing wrong with that decision. Sometimes stepping back is the right move. The challenge is that while you wait for the “right time,” the market keeps moving forward.

Good morning, Sheila and Larry... I always say that it's the sellers' house and it's their decision on when it's the right time for them to sell. That being said, I've had any number of sellers who've later said to me they should have sold when we first spoke and not waited. In some ways it is a roll of the dice.

Sometimes it ends up being the correct decision, sometimes it cost you $$$ and time. Timing for buyers and sellers is always a gamble...but you also should not do it before you are ready.

That's the thing Larry and Sheila- you can't "game" the market or time it, either. Sellers have to do what they feel is right for them.
