Good morning, Sheila and Larry... I always say that it's the sellers' house and it's their decision on when it's the right time for them to sell. That being said, I've had any number of sellers who've later said to me they should have sold when we first spoke and not waited. In some ways it is a roll of the dice.

That's the thing Larry and Sheila- you can't "game" the market or time it, either. Sellers have to do what they feel is right for them.
