  • Median sold price: $428,500
  • Average sold price per square foot: $313.72
  • Median sold price per square foot: $315.38
  • Average DOM for sold properties: 20 days
  • Median DOM for sold properties: 13 days

What Jumps Out

1. Well-priced homes are still selling very quickly

Many sold homes show:

  • 2 days
  • 3 days
  • 4 days
  • 5 days on market

Several sold for:

  • 101%
  • 103%
  • 106%
  • 112%
  • 113% of list price

Examples include homes on:

  • Weber Park Avenue
  • Ceramic Drive
  • Crestview Road
  • Dominion Boulevard

These properties were generally priced below $500,000 and offered strong condition and location.

2. The market is becoming two markets

There are really two separate Clintonville markets:

Market A: Under $500,000

Still highly competitive.

Most homes:

  • Sell in under 14 days
  • Frequently receive multiple offers
  • Often sell at or above asking

Market B: $700,000+

Much more sensitive.

Examples in active inventory:

  • $799,900
  • $875,000
  • $999,900
  • $1,150,000
  • $1,269,000

Many have:

  • 30-175 DOM
  • Significant market exposure
  • Slower buyer response

Luxury inventory is building while entry-level inventory remains tight.


3. Warning Signs on Overpricing

Several active listings have been sitting:

  • 124 DOM
  • 175 DOM
  • 465 DOM

When you see 4-6 months (or more) of exposure in Clintonville, it's generally:

  • Price
  • Condition
  • Functional obsolescence

not market weakness.

The market is clearly rewarding accurate pricing and penalizing aspirational pricing.


4. North Clintonville Is Quietly Strong

Properties in:

  • Beechwold
  • East Beechwold
  • North Clintonville
  • Northmoor

continue to command some of the strongest price-per-square-foot numbers.

Many sold between:

  • $300–$360/SF

while several premium homes exceeded that
