While we're not moved to our new home yet, we do have a camera that sends a photo alert when the motion detectors are triggered.  There are plenty of deer on the mountain, but a couple of weeks ago the camera gave us our first bear photo.  Just a little after sunset, the bear was ambling down the street.

The nickname Wild Wonderful West Virginia isn't just advertising based on wishful thinking, it's a reality.  Our current home just north of Cincinnati doesn't have much in the way of threats other than coyotes and the occasional hawk that might think a Chihuahua looks like an appetizer.  But where we're heading, black bears aren't uncommon, eagles, and the nope ropes come in copperhead and eastern diamondback varieties, so we do have to consider how we set up our bee yard and our dog exercise areas and keep the buzzers and barkers safe.

Part of our real estate business is determining which expenses we want to continue to bear :)


How many domain names do we REALLY need?  With Go Daddy not the $9.99 shop they used to be and seeing some .info domains asking $42/year, is it time to stop "bearing" it and strip those off our expense list?  Small bites in the big scheme, but small bites add up.

As retirement nears, is there value in keeping two licenses active?

Should I get a West Virginia license after we move?  While I could learn what I need to, starting over in a new area with all that comes with that doesn't appeal to me at this point in my life.  We'll test drive the referral only model for a bit for any customers from our patio home and IDX search pages, and it that doesn't work out positively, maybe a 100% retirement from real estate will be what's in the picnic basket for us.

As it is, I'm doing more cherry picking lately about our potential clientele.  I'm less willing to bear bad behavior than my early years in this profession.  Life is busy, and those who are happy to waste time are costing me something I can't get back.  There's a limit to how much I'll grin and bear it :)

I'm doing more cherry picking lately about our potential clientele.  I'm less willing to bear bad behavior than my early years in this profession.  Life is busy, and those who are happy to waste time are costing me something I can't get back.

Good morning Bill. I relocated so much first to different states and then to different niches. Was in residential sale, commercial sales, resident brokerage sales management, commercial brokerage management, asset management, finance and even the practice of real estate law. When retirement time came and we decided to relocate to be closer to my son and his family I decided I was done.

A friend who has been in commercial real estate in the same area since the early 80's is still active. He stayed in one place in one niche. He is not retiring.

Different stroke for different folks with many factors to consider. Enjoy your day.

Wayne, Looks like you covered most facets of the business!  I know I don't want to get into repping buyers in our new location.  I don't know the area well enough, and our location is at the extreme eastern tip of WV, so VA is just over the mountain ridge and Maryland a few miles north.  I'd almost have to go for 3 licenses to handle everyone, and that's just a big NOPE at this point of my life.

Being in my mid 60s, I am at the point of deciding how to wind down my business...and which business I really want. I am now working with all previous clients and referral business only. I have stopped almost all advertising (with respect to everything but just listed/just sold cards) to drive business. My marketing now is simply to sell the homes I list!

Bill, cherry picking is a good way to put it.  Somethings are nice to have as a "just in case", but do we really need it.  In my case I came to the conclusion it was time to get rid of the "just in cases" and trim down to what I really need.

Moving to a new state/location really is starting over. You might know how to do real estate, but you don't know the people in the new area, or the best mortgage/moving/painting/contractor/attorney companies. It takes a lot more time to get started somewhere new than continuing somewhere old. For whatever that's worth!

If I'd grown up in the area, I might feel differently, but this is almost a totally from scratch change.  No business network established, no sphere, etc.  It's more than I want to bite off after 20+ years of this dual career life.

Buzz, and that proximity of MD and VA to our place in WV is a clear reason for me to NOT want to proceed in real estate after we move to our new place.  Too many variables during a time I'd like to be slowing the pace of my life, not increasing it.  I might be open to do some assistant type work for an established agent, but starting from zero is no go.

Hi Bill- BEAR in mind what Kat Palmiotti said.  I am not overly fond of snakes, poisonous or not. So far, no bears where we are. We have dispatched 2 coral snakes in our yard. I'd imagine that once you move and adjust to everything, you'll know what you want to keep and what to drop!

Kathy, I'm well familiar with coral snakes thanks to spending so many years in west central Louisiana.  Between them and the pygmy rattlers, and tarantulas, and scorpions, and the occasional water moccasin, there was no shortage of things that could ruin a day.

Interesting post!  And just after commenting on Brad's post that he knows more than the average "bear!"  Your post will undeoubtedly uncover peeps either doing the retirement thing in real life and some contemplating what that looks like.So many of us are near that time and thinking the same thing, but moving to another area just compounds that question.   It feels like it requires too much energy to contemplate the "all of the above" answer at this point.  I like the referral idea.  I hope whatever you choose works out great for you!  

P.S.  One idea for your little puppies is an all encompassing chain link fence, top included.  I've seen that in Arizona thanks to our many creatures!

Jan, if the referral things works, great, some extra income on a stripped down version of our expenses (web site, IDX, MLS and not a whole lot else).

We're looking for a fairly decent sized play area for the pack of Chis, and as we've seen here in Ohio, it's surprising just how much snow can stick to chain link fence.  Years ago I tried deer netting across the top of an area and if the snowflakes were very fine, they fell through, but the bigger ones would cling and collapse the support poles. We may need something more mobile, I've seen netting on rings that can be spread and pulled back as needed that might keep out the overhead threats.

Good one Bill! Less willing to bear bad behavior! I don't think I'd ever be willing to do that.  As for retiring AND moving to a brand new area - whew.  Maybe it's time to relax and enjoy getting your new home etc put together and simply enjoy!  Just saying.  You so so SO deserve it!

We're getting a bit closer to things getting back on track, and for sure, once we move my main focus will be on getting everything established there.  I expect a couple/three years to realistically get the bulk of the landscaping the way we want it (some of those flowers take a couple of years to start blooming, and veggie garden beds and orchard trees to plant too).  Hopefully the amount of area that needs mowed besides the dog area will be minimal :)
