Carlsbad Village by the Sea

 

106 homes sold in Carlsbad in May (92008, 92009, 92010 and 92011), a decrease of 9% from last month. Here are the specifics:

 

Single Family Homes Sold
67 (down 1); 24 Average Days on Market; The Average Sales Price was $1,938,077 (down 6%); Average Sales Price was 97% of the original asking price. 

Condos, Townhomes & Duplexes Sold
39 (down by 9); 28 Average Days on Market; The Average Sales Price was $996,354 (down 7%); Average Sales Price was 99% of the original asking price.

 

Overall home sales in May decreased by 9% from April. The number of single family home sales decreased by just 1, while there were 19% fewer condo, townhome and duplex sales compared to last month. The average sales price dropped for single family homes as it also did for condos, townhomes and duplexes. Sales prices in May ranged from $456,000 to $6,275,000.

 

The average time on the market was 8 days longer than last month for single family homes, and 2 weeks longer for condos, townhomes, and duplexes.

 

67 single family homes sold in May 2026, 8 fewer than 1 year ago. 39 condos, townhomes and duplexes sold in May 2026 compared to 33 in 2025. The average sales price year over year was down 5% for single family homes in May 2026 (the median price was down by 9%). The average sales price was 4% higher for condos, townhomes and duplexes sold in May 2026 compared to 1 year ago; the median price was 3% lower in 2025.

 

A number of buyers decided quickly to tour listings and submit successful offers. 36% of the homes went pending in 7 days or less, fewer than last month. Thus it’s still important for homebuyers to be ready to make prompt decisions in the Carlsbad housing market.

 

While more than half of the buyers negotiated their home purchase prices down from list price, 45% paid listing price or higher for their homes (down from last month’s 49%). We continue to see plenty of buyer competition, and it’s smart to remember this when searching for your new home and planning your offer strategy.

 

The median sales price for single family detached homes was $1,755,000 compared to $1,855,750 in April. The median price was $850,000 for condos, townhomes and duplexes, compared to $933,000 last month.

 

Oceanfront homes in Carlsbad CA

 

There were 14 homes in Carlsbad at the end of May with an Active Under Contract status, compared to 11 last month. These homes are considered active but might not allow further showings or be accepting back-up offers. They are included in the statistics below.

 

Inventory at the end of May (274) increased again by 11% from last month (246), which was more good news for buyers. May list prices ranged from $455,000 to $12,000,000.

 

There is a 3.4 month supply of condos, townhomes and duplexes (up from 3 months last month), and a supply of 1.9 months for single family homes (down from 2.1 months last month), based on the rate of sales over the last 3 months. Carlsbad continues to be a very strong sellers’ housing market for single family homes and is a seller’s market for condos, townhomes and duplexes.

 

142 new listings came on the market in May, fewer than last month (160). 79 homes went pending (excluding homes that closed in May), 6 fewer than in April.

The average price of a home (detached single family, condo, duplex, townhome) has been in the low $1M range while the average detached single family home has exceeded $2M for 4 of the last 5 months (not May).
