Five communities. One mountain. Very different markets depending on where you look.
Lake Arrowhead is holding steady with a slight seller's advantage. Blue Jay has flipped to a slight buyer's advantage with luxury homes sitting over a year. Twin Peaks and Crestline are stable but inventory is building and price pressure is coming. Running Springs has the highest price reduction rate on the mountain at 41% and the lowest median price at $397,500.
If you are buying, the mountain is more negotiable right now than it has been in years. If you are selling, pricing right on day one is not a suggestion. It is the strategy.

What the Market Action Index Means
The Market Action Index or MAI is a score from 0 to 100 that measures how fast homes are selling relative to inventory.
Below 30 is a buyer's market. Above 30 is a seller's market. The sweet spot of 30 is balanced.
Right now four of the five mountain communities are sitting just above 30. Blue Jay is the exception at 28, technically a buyer's market and the only community on this list where buyers have the clear upper hand.
The key number to watch across all five communities: if the MAI keeps climbing above 40 the seller advantage grows and buyers lose leverage. None of these markets are there yet. Buyers still have room to negotiate across the entire mountain right now.
Lake Arrowhead 92352 — The Flagship Market
Median List Price: $755,000 | MAI: 33 | Slight Seller's Advantage
Lake Arrowhead is the most recognized name on the mountain and the numbers reflect that premium.
Median list price is $755,000 this week, up slightly from the June 3rd reading of $750,000. New listings are coming in at $687,000 which tells you sellers entering the market right now are pricing more conservatively than existing inventory. That is a smart read on where buyers are.
Inventory is at 363 homes. One third of active listings have already had a price reduction. Zero percent have had increases. The market is holding but sellers are not in a position to push prices higher.
The average days on market of 124 versus the median of 63 tells the real story. Well priced homes are moving in two months. Overpriced homes are sitting four months or longer and eventually reducing anyway.

Entry at $496,388 gets you 1,367 square feet, 3 bed 2 bath, 70 days on market. Mid range at $670,000 gets you 1,929 square feet, 3 bed 2.5 bath, 56 days on market. Upper mid at $875,000 gets you 2,490 square feet, 4 bed 3 bath, 77 days on market. Luxury at $1,450,000 gets you 3,331 square feet, 4 bed 3.5 bath, 56 days on market.
The luxury segment moving faster than upper mid tells you demand at the top of this market remains strong. Lake rights properties and premium locations are not sitting.
Blue Jay 92317 — The Local's Neighborhood
Median List Price: $594,500 | MAI: 28 | Slight Buyer's Advantage
Blue Jay is where the full time locals actually live. Quieter than the Village. More residential. Less tourist traffic. And right now it is the only buyer's market on this mountain.
The MAI dropped from 32 last month to 28 today. That is a meaningful shift. Inventory is thin at only 20 active homes but those homes are sitting. Average days on market is 206. The top two segments of this market are sitting at 357 and 406 days respectively.
That number deserves a second read. Four hundred and six days. Over a year on the market for luxury Blue Jay properties.
New listings are coming in at $539,000 against a median of $594,500. Sellers entering this market are pricing below the existing median which signals they understand where the buyers are.

Entry at $399,000 gets you 991 square feet, 2 bed 1 bath, 42 days on market. Mid range at $539,000 gets you 1,573 square feet, 3 bed 2 bath, 42 days on market. Upper mid at $645,000 gets you 2,440 square feet, 5 bed 3 bath, 357 days on market. Luxury at $1,015,000 gets you 4,178 square feet, 4 bed 3.5 bath, 406 days on market.
Entry and mid tier are moving. Luxury is not. If you are a buyer in the upper range of this market, Blue Jay is where your negotiating leverage is highest on this entire mountain right now.
Twin Peaks 92391 — The Overlooked Gem
Median List Price: $425,000 | MAI: 34 | Slight Seller's Advantage
I wrote a full guide on Twin Peaks recently because I think it deserves more attention than it gets. The data this week reinforces that.
Median list price is $425,000. Price per square foot is $321. The MAI ticked up from 33 to 34 this month. No new listings came to market this week. Inventory sits at 45 homes.
The warning sign here is the second price segment sitting at 203 days on market. Mid range Twin Peaks homes between $425,000 and $643,000 are not moving. Entry level under $389,000 is clearing in 28 days. The market has two very different stories depending on where your budget lands.
Prices have plateaued and held. But inventory is building. If demand does not keep pace the data suggests downward price pressure is coming in the mid range specifically.

Entry at $298,000 gets you 808 square feet, 2 bed 1.5 bath, 70 days on market. Mid range at $389,000 gets you 1,004 square feet, 2 bed 1.5 bath, 28 days on market. Upper mid at $471,000 gets you 1,440 square feet, 3 bed 2 bath, 203 days on market. Top tier at $643,500 gets you 2,224 square feet, 3 bed 2 bath, 56 days on market.
For buyers who want the mountain lifestyle at the most accessible price point on the mountain, Twin Peaks entry and mid range are worth a serious look right now.
Crestline 92325 — The Valley Gateway
Median List Price: $421,999 | MAI: 34 | Slight Seller's Advantage
Crestline is the entry point to the mountain for buyers coming up from the valley. Faster access via Highway 18. Lake Gregory as a public alternative to the private waters of Lake Arrowhead. And the most affordable median rent on the mountain at $1,998 per month.
The MAI is holding steady at 34, unchanged from last month. Inventory is at 148 homes which is the second highest of all five communities. Average days on market is 98, the fastest of all five communities, which tells you Crestline moves more efficiently than anywhere else on this list.
New listings are coming in at $459,000 against a median of $421,999. Sellers entering this market are pricing above the median. Watch whether that creates resistance or whether the market absorbs it.
Price reductions are at 37%. More than one in three active listings has already cut their price. Prices are bouncing around current levels with no sustained move in either direction.

Entry at $299,000 gets you 808 square feet, 2 bed 1 bath, 56 days on market. Mid range at $380,000 gets you 1,320 square feet, 3 bed 2 bath, 49 days on market. Upper mid at $460,000 gets you 1,680 square feet, 3 bed 2 bath, 56 days on market. Top tier at $599,000 gets you 2,068 square feet, 3 bed 2.5 bath, 63 days on market.
Crestline offers the most square footage for the money of any community on this list outside of Running Springs. For first time buyers and commuters this is where the value conversation starts.
Running Springs 92382 — The Adventure Gateway
Median List Price: $397,500 | MAI: 31 | Slight Seller's Advantage
Running Springs has the lowest median list price on the mountain at $397,500 and the highest price reduction rate at 41%.
Let that combination sink in. The most affordable community on the mountain also has the most motivated sellers. For buyers who are patient and paying attention Running Springs is producing real opportunity right now.
The MAI dropped from 32 last month to 31 today. Inventory is holding steady at 94 homes. Median days on market is 84, the longest of all five communities, which gives buyers time to be thoughtful rather than reactive.
New listings are coming in at $388,000 slightly below the median of $397,500. Sellers entering this market understand where the buyers are. One percent of homes actually had price increases this week which is the only community on the mountain showing any upward price movement at all.
Running Springs positions buyers between Lake Arrowhead and Snow Valley Mountain Resort. For vacation rental investors looking at year round appeal this location math is worth running.

Entry at $320,000 gets you 952 square feet, 2 bed 1.5 bath, 112 days on market. Mid range at $369,888 gets you 1,210 square feet, 2 bed 2 bath, 70 days on market. Upper mid at $430,000 gets you 1,542 square feet, 3 bed 2 bath, 91 days on market. Top tier at $597,000 gets you 2,170 square feet, 3 bed 2.5 bath, 63 days on market.
What I Am Watching Across the Mountain — Summer 2026
Three things to watch over the next 90 days.
The MAI across all five communities. If Blue Jay drops further below 28 it becomes a full buyer's market. If Lake Arrowhead climbs above 40 sellers regain meaningful leverage. Right now the whole mountain is in a narrow band between 28 and 34. That balance does not last forever.
Inventory building in Crestline and Twin Peaks. Both communities are showing growing inventory against stable or softening demand. If that trend continues through summer expect price reductions to increase and buyer leverage to grow in those markets specifically.
Running Springs price reductions at 41%. The highest on the mountain and trending. If it crosses 45% that community enters genuine buyer's market territory regardless of what the MAI says.
Bottom Line for Buyers
The mountain is more negotiable right now than it has been in years.
Blue Jay is your clearest buyer's market. Running Springs has the most motivated sellers. Twin Peaks and Crestline offer the best value per square foot. Lake Arrowhead offers the full lifestyle premium with lake rights and Village access.
The entry level segments across all five communities are moving fastest. If your budget is flexible, the mountain is rewarding buyers who do their homework right now.
Bottom Line for Sellers
Price it right from day one.
The data across all five communities says the same thing. Homes priced to the market are selling in 56 to 84 days depending on the community. Homes that are not are sitting 124 to 206 days and reducing eventually anyway.
The COVID pricing era is behind us. The sellers winning right now came in at the right number and did not chase a market that no longer exists.
