One of the best ways to understand a real estate market is not just by looking at charts, graphs, or headlines.

It is by actually looking at the homes.

In this video, I toured three single-family homes in Jacksonville, Florida that were all priced very close to the current median price range for detached homes in the area.

The homes were listed at:

$329,900
$334,900
$335,000

So the question is simple:

What does around $330,000 actually buy you in Jacksonville right now?

The Median Price Is One Thing. The House Is Another.

Buyers hear a lot about median home prices, affordability, interest rates, inventory, and market conditions.

But when you are actually shopping for a home, the numbers only tell part of the story.

At this price point, buyers are usually making choices between:

Location
Size
Condition
Updates
Yard space
Garage space
Monthly payment
Future maintenance

Very rarely does one home check every single box.

That is why I wanted to show real examples. Not theory. Not national headlines. Real homes that buyers in Jacksonville may actually consider.

Every Home Has a Trade-Off

One home may have better curb appeal.

Another may have more space.

Another may have better updates.

But at around $330,000, there is usually something a buyer has to compromise on.

That does not mean these homes are bad options. It just means buyers need to understand what matters most to them before they get too emotionally attached to a property.

For one buyer, a larger yard may be worth more than a newer kitchen.

For another buyer, updated bathrooms and flooring may matter more than square footage.

For someone relocating to Jacksonville, this price point may look affordable compared to where they are coming from.

For a local first-time buyer, it may feel like a stretch.

That is the reality of today’s market.

Why This Matters for Sellers Too

This kind of video is not just helpful for buyers.

It is also important for sellers.

If you are selling a home in Jacksonville, you need to understand what buyers are comparing your home against.

Buyers are looking at condition, updates, insurance, payments, and value. They are not just looking at the list price.

If your home is priced around the median, buyers are going to compare it to other homes in that same range. That means presentation, pricing, repairs, and marketing all matter.

The homes that show well and are priced correctly are still getting attention.

The homes that feel overpriced for their condition are having a harder time.

Is $330,000 Still Affordable in Jacksonville?

That depends on who you ask.

Some buyers see $330,000 and think it is reasonable.

Others see the payment, insurance, taxes, and cost of living and feel like affordability is still a real challenge.

That is why I think this topic makes for a good conversation.

I like these types of posts, since buying a home is so unaffordable these days.  I am glad to see that there are still some properties that are somewhat affordable in your area!
