Single Family Homes Sold
6 (no change); 54 Days on Market; Average Sales Price was $4,365,666 (down 9%); the Average Sales Price was 98% of the original asking price.
Condos, Townhomes and Duplexes Sold
9 (up by 4);14 Average Days on Market; Average Sales Price $1,829,912 (down 22%); the Average Sales Price was 98% of the original asking price.
Overall sales volume for the Solana Beach housing market rose modestly from April. Condo, townhome and duplex sales increased by 1, while single family home sales did not shift. The average sales price for condos, townhomes and duplexes decreased from last month. Similarly, the average sales price for single family homes decreased compared to April.
The average marketing time for condos, townhomes and duplexes was longer than last month. The average time on the market for single family homes was twice as long as in April.
Sales prices ranged from $699,000 to $7,595,000. The median sales price of condos, townhomes and duplexes in May was $1,635,000, down 32% from last month. In contrast, the median price for the single family homes was $3,852,000, up 33% from last month.
6 of the 15 home buyers were able to negotiate their sales prices, while 9 homes sold for asking price or higher. 4 homes sold within 1 week.
At the end of May there were 43 homes for sale in Solana Beach, compared to 39 last month. Home prices range from $934,900 to $10,999,888.
Solana Beach has a supply of 4 months for condos, townhomes and duplexes (down from 5.3 months last month), and 3.2 months for single family homes (the same as last month). This is based on the rate of sales over the last 3 months and the current inventory.
Solana Beach is a seller’s market for condos, townhomes and duplexes, and is also a seller’s market for single family homes.
18 new listings came on the Solana Beach real estate market in May compared to 24 last month. The number of homes going pending (excluding homes that sold in May) remained the same at 9.
