🌲 THE WOODLAND REPORT™

Sauk County, Wisconsin — Forestland Overview

History, Recreation, and Wisconsin's Pioneer Forester

Sand county aldo leopold shack

The beautiful sites in this county have attracted people for thousands of years.

From the original residents for whom it is named, to the loggers who floated logs and lumber down the Wisconsin River through the famous Wisconsin Dells.

Then Aldo Leopold who wrote his Sand County Almanac here.

People still flock to this area from around the world for the many beautiful sites including the Dells, State Parks, Wildlife Areas, and so much more.

When Aldo Leopold wrote 'A Sand County Almanac' he was sitting on his sandy tree farm along the Wisconsin River in Northeast Sauk County, not much has changed here, with miles of Pines, Oaks and other forests all growing on this beautiful and powerful river.

At the North edge of Sauk County we find the world famous recreation capital of Wisconsin Dells, a place for the kids to play while the adults enjoy the solitude of this woodland paradise.

Our clients at Woodland Management Service enjoy this area and its many Oaks which are important for timber and producing some fantastic wildlife habitat that attracts plentiful Grouse, Bear, Deer and Turkeys.

Sauk County is home to nearly 200 thousand acres of forest land.

Most of this forest land is Oak and Hickory with 126 thousand acres of Oak forests which provide premium deer and turkey habitat and income for the forest landowners.

📌 SECTION A — Total Forestland

  • Total County Acreage: ~542,537 acres
  • Forested Acres: ~196,803 acres
  • % Forested: ~36% of total land area

Notes: Sauk County’s forestland covers slightly more than one-third of the county’s landscape. This includes extensive hardwood dominated stands, particularly in the Baraboo Hills and Driftless Area uplands.

📌 SECTION B — Dominant Forest Types (Estimated)

Note: FIA provides county-level total forest acres but detailed species breakdown often requires GIS or FIA plot export; the relative proportions below are based on vegetation descriptions, landscape context, and regional forest trends in southwestern Wisconsin.

Forest Type Estimated % of Forestland
Oak-Hickory / Oak Dominant ~55%+ (predominant on uplands)
Maple / Basswood & Mixed Hardwoods ~25% (mesic hardwood stands)
Aspen / Early Successional

~10% (scattered and transitional sites)

Other / Miscellaneous (pine, lowland hardwoods, wetlands) ~10%

📌 Percentages approximate — intended to total 100% for the standardized framework.

Ecological Context:
Sauk County’s woodlands are structurally diverse; oak forests dominate the drier uplands and ridges, while sugar maple and basswood become more prominent in mesic coves and lower slopes. Aspen occurs in early-successional patches and disturbed areas but is a smaller overall share compared to oak and maple.

📌 SECTION C — 20+ Acre Market Snapshot (Forestland Sales)

Based on forestland transactions typically recorded

regionally (e.g., sales reports through Woodland Real Estate + MLS, compiled for recent years):

Metric Value

Number of 20+ acre sales (12 months) ~10–15 parcels
Average Sale Price / Acre ~$6,000–$10,000+
Median Price / Acre ~$7,100–$8,700+
Price Range ~$4,300 – $12,150+
Trend Direction ↗ Slight upward trend in price per acre
Typical Days on Market Moderate – varies by parcel quality and location

(Example sold land from a compiled report across Sauk County showing 20–95 acre transactions with per-acre prices used in range estimates.)

📌 Notes on Woodland Character & Ownership

  • Most forestland in Sauk County is privately owned — about 90% according to local land resource plans.

  • County forests (public) are much smaller (<700 acres of officially designated county forest), but regional ecosystems like the Baraboo Hills include extensive contiguous woodlands under mixed ownership.

    Wisconsin Forestry

  • The county supports a highly diverse forest matrix including oak barrens, southern dry-mesic forests, and upland hardwood stands.

🧠 Expert Interpretation

  • Biological Credibility: Sauk County forests represent a mature hardwood system with oak dominance — well-aligned with southern Wisconsin forest ecology.

  • Investment Credibility: Recent large-acre sales show consistent buyer interest in timber/hunting/investment parcels, with near-term upward pressure on per-acre pricing.
