Lists, Lists, Real Estate Lists, but can you actually DO them? As an active blogger on "Active Rain" my Real Estate blogging home, I have learned from many other professional Realtors posting their daily and valuable real estate lists. It is one of the most cherished of blogging topics. I learn much myself from these professionals.

OK, I know you have seen them here on Active Rain, every REALTOR has their lists for home buyer and sellers such as:
1. 6 Things Before Buying a home
2. Top 8 Considerations Before Selling your home
3. Top 5 Steps Getting Home Ready To Show
4. 5 Steps in Getting a Mortgage Pre-Approval
5. 6 Ways to Find the Best Place to Live
6. 7 Steps to Increase Curb Appeal
You have seen them all, right? They have value, I write them as well.
BUT...Has anyone every told you in a real estate sense to DO NOTHING? So as a contributor to Active Rain let me offer some advice that some of you will feel is unnatural. Yes...at times...it really can work:
DO NOTHING!
Well, this is the Active Rain post from a REALTOR for YOU.
Example
OK, as your GREAT Buyer's REALTOR, I just helped you find a beautiful home at a great price. However, the backyard needs SOMETHING, but what. Was I crazy to recommend this home? NO, you got a great price remember, so you can do the backyard your way? Maybe it has grass that has to be watered and mowed or it has dirt and weeds. You don't like either. So, you just moved in? Shall you head to Home Depot and start buying shrubs and drip irrigation? Maybe you should map out a new retaining wall or put in a pond or a fountain, maybe a pool?
What is the very first thing that I should do?
House Logic, regarding landscaping decisions says, DO NOTHING!
You can learn a lot by DOING NOTHING but observe.
Sit down, sip some iced tea, watch the grass grow and observe. You can learn a lot by doing nothing.
"The excitement of buying a new home, plus a stretch of warm spring weather, often creates a passion for yard work. But don't just do something, stand there! What looks like a spring weed might be a fall-blooming vine; that bare spot in March might reveal tulips in April.
Try this instead: Live with your land for a year. Observe how many hours of sunlight each part of your garden gets. Test the pH of your soil to determine if acid-loving or alkaline-loving plants will be happy in that particular patch of heaven. Observe when your lawn greens up in spring and becomes dormant in late summer.
The money and time you save by watching and waiting will be your own."
You can accomplish a lot by doing nothing.
Other examples, sometimes by "doing nothing" in real estate these good things can occur:
1. You get a new job in a new city, glad you did not buy last month
2. You lost your job this month, glad you did not buy this month
3. Grandma is giving you her home, glad I did nothing
4. The doctor tells you that you are having "triplets". Glad you did not buy that 2-bedroom home
5. Tornado tore through your neighborhood last week, glad you did not buy last month.
I know, I know some of these "Do Nothing" examples may be far-fetched. However, the lesson? Observe ALL of your surroundings that are beyond the end of your nose and don't blindly follow a real estate lists (which are generally good) because outside influences can alter your plan.
