Throughout my career, nothing would disrupt a peaceful showing faster than a client pressing that garage door button, only for the entire house to start shaking and rumbling like an earthquake. It completely sidetracks an otherwise good showing.

You are so right that it’s one of the largest moving systems in the house, yet it's treated as invisible until it breaks down or wakes up the neighborhood. Thanks, Jeff! It’s super affordable too, so there’s no reason not to have it maintained. Once mine was done, it was like brand new-no more earthquakes or shaking, just like you said!

The most important part of the door being that large tightly wound spring over the center of the door. It needs careful lubrication and rubbed with oil to get between the oils and not spring.

I have keyless entries so when I leave for a walk I'm opening and closing my garage door so I can open and close my garage door 4-6 times a day. I have my garage door serviced every 2 years and glad I do as they operate smoothly. Great advice!

Hey, this makes me wonder if annual maintenance was included with the lifetime springs I purchased a while back.  I also got their service package, so I'd better make sure I am getting all that I should out of it, haha.
