While new construction sales are a very different experience in Manhattan, I absolutely agree that a buyer needs to have their own agent in new construction. It can make a huge difference whether to submit an offer or not, and in the negotiations. All new construction is not created equal- and a good agent can make all the difference in the world. I have saved clients huge sums of money on items they would have never thought to negotiate.
