Imagine my surprise to receive a Saturday evening contract for 52 acres of an off grid vacant land parcel zoned for horses and livestock. Due to poor cell service on Sunday, I was alerted to a missed call that happened on Saturday. I returned the call on Sunday. The name was the same as was on the vacant land contract.
I called the individual back, indicated I knew of the offer, but wanted this individual to know I do return phone calls. The buyer laughed, understood and then shared without any asking “Yes, I was driving around Golden Valley and saw the sign. That is why I called you. I have been working with a local agent.”
The buyer then asked if I had received the offer. I replied "yes and I have sent the offer to the seller for the seller’s review." The buyer said "thank you" and we ended the call.
After almost 10 years in real estate here in Mohave County, I stand by this conviction that signs “For Sale Signs” and what I call “Directional Signs” sell vacant land properties. As I reviewed my sold vacant land listings approximately 50% are directly related to signs being placed on a property.
With Golden Valley being around 300 square miles and there is a lot of dirt, vacant land parcels, having For Sale Signs on a property are a necessity. The reason is people, like this buyer, drive through certain areas and look for vacant land that is for sale. Without a sign, how would a anyone know where a parcel is when the listing states something like “Second parcel on the left" ? Some parcels are 2.35 acres while others are 5 to 40 plus acres.
In this particular instance, this now under contract vacant land parcel is bordered by a 20 acre parcel to the east and a 5 acre parcel to the west. The parcels across the road are no help as they are all around 2 acres. Without power lines to somewhat indicate the property lines, finding the exact parcel is a challenge.
Also, the property corner markers are often missing in this instance and that is not usual. Unless one has an app such as OnxHunt, the physical property corners are rarely never found unless a survey is undertaken.

I protect buyers by having signage along with accurate directions so that they are not traveling across washes or what I call “cow trails.” And more importantly, I promote my vacant land listing sellers with the signage knowing a lot of real estate buyers drive around to check out the local areas here in Mohave County, AZ.
What makes this extra special for me, my seller is my first real estate client here in Golden Valley. I sold him this parcel.
As life happens, things change. To say the seller was beyond happy is an understatement as the seller received a full offer price along with a quick close of two weeks.
