Co-op Courtesy: Why Communication is the Key to a Smooth Transaction

How many times have you worked with an agent on a transaction where communication was practically non-existent?

We all know we owe strict fiduciary duties to our clients, but to truly serve them, we also need to communicate effectively with one another. It is as simple as answering the phone, promptly returning a text message, or actively finding answers to property questions and flexibility on dates.

Our job is to advocate for our clients, not to create a hostile atmosphere during negotiations. Confrontation doesn't solve problems—collaboration does.

Hannah, I will never understand why some agents DO NOT want to communicate.   It does benefit the transaction, as long as you keep to your fiduciary duties!

Good morning, Hannah... I've never understood that argument about breaching fiduciary responsibilities by cooperating with another agent. They are mutually exclusive as far as I'm concerned. There is no reason to abandon professional courtesy and communication to "protect" our clients. I would argue we do a better job of protecting them when we do communicate and treat our counterparts as professionals. I have always done so and it's paid back for me in more ways than I can count.

Hannah Williams I was fortunate as a Loan Originator that I shows not to work with difficult Realtors/Agents.  If they sent me one of their Buyers, I would tell their Buyer to contact another Loan Originator.  The last thing I wanted was to deal with a Realtor that did not communicate, and did not do their job.  Realtors/Agents unfortunately do not have that flexibility.

Hello Hannah Williams - how we talk and listen to others definitely has consequences. When people use the right tone, at a certain rate of speed, with good enunciation, it's a lot easier to get on the same page and get the job done successfully. I never could understand why some agents want to arm wrestle, especially when it comes to home repairs and squabbling over the phone. To be a professional, you have to act like a professional and that makes all the difference.

For me the goal is a successful close of escrow. I do what I need to do and often that means communicating beyond the traditional expectations of the listing or buying agent. Yes, it is frustrating when agents don't communicate especially when all they do is text and ignore emails even after you inform them that you communicate by email to keep track of all communication. Currently I am in that situation as a listing agent with a big snafu. Keeping my fingers crossed that it will close by the end of this week.

Spot on! Just because we may have to represent our clients vigorously doesn't mean we can't find ways to work with each other on non negotiating points. I work hard to cultivate relationships with other brokers - because when it comes down to it- a friendly relationship helps get you in the door or because you know the other broker can get the deal done.
