Most buyers focus on the newest listings and quickly scroll past homes that have been sitting on the market for 60, 90, or even more days.
That may be a mistake.
A longer time on the market does not always mean there is something seriously wrong with the home. It may have been overpriced, poorly marketed, or simply overlooked by buyers.
And the longer a home sits, the more willing a seller may be to negotiate.
That could mean:
- A lower purchase price
- Help with closing costs
- Repair credits
- A home warranty
- A mortgage rate buydown
Of course, not every older listing is a bargain. Buyers still need to review the property’s condition, price history, comparable sales, and any previous contract activity. A professional home inspection is also important.
But in today’s market, the best opportunity may not be the newest home to hit the market. It may be the one other buyers have already passed over.
