Anne Arundel County Real Estate Market Update – May 2026

The May 2026 Anne Arundel County real estate market continues to offer encouraging opportunities for both buyers and sellers. Inventory has improved slightly, homes are still selling quickly, and pricing remains strong across both single-family homes and condo/townhouse properties.

The market is still competitive, but the latest numbers suggest a little more balance is beginning to develop. That can be good news for homeowners considering a sale and for buyers hoping to find the right property.

Single-Family Home Market

Single-family homes in Anne Arundel County recorded 2 months of inventory, representing a 5% increase month-over-month. While that gives buyers more homes to consider, inventory remains below what would typically be considered a balanced market.

The median sold price reached $615,000, up 1% from the previous month, while homes sold for an average of 100.3% of their list price. The median time on market remained just 5 days.

These numbers show that well-priced, well-presented homes are still attracting strong buyer interest and moving quickly.

Condo and Townhouse Market

The condo and townhouse segment also remained active in May.

Inventory increased to 1.86 months, up 10.71% month-over-month, giving buyers slightly more selection. The median sold price rose to $443,000, an increase of 4.41%, while properties sold for an average of 100% of list price.

The median time on market was just 7 days, which demonstrates that demand remains strong for attached homes throughout Anne Arundel County.

What This Means for Sellers

For homeowners considering selling, the current market remains favorable.

Limited inventory, short marketing times, and sale prices at or above list price all point to continued buyer demand. However, buyers are paying close attention to condition, pricing, updates, and overall value.

A strong launch is important. Professional photography, effective online marketing, accurate pricing, and proper preparation can help a home stand out and attract the best possible offer.

The increase in inventory also means sellers should not assume that every home will sell immediately. Properties that are overpriced or poorly presented may sit longer, even in an active market.

What This Means for Buyers

Buyers are beginning to see a few more options, particularly as inventory increases in both property categories.

That does not mean buyers can afford to wait too long. With single-family homes selling in a median of 5 days and condos and townhouses selling in 7 days, preparation remains critical.

Buyers should have financing in place, understand recent comparable sales, and be ready to act when the right property becomes available. The increase in inventory may create more opportunities, but desirable homes are still attracting attention quickly.
