The Real Math Behind eXp vs. Keller Williams (No Spin)

I spent close to 12 years at Keller Williams before moving to eXp Realty seven years ago, and the question I still get asked most often by agents in DFW is some version of "is it actually better, or just different?"

Short answer: for agents doing real volume, the math isn't close. KW typically runs a 70/30 split, which, after the 6% royalty fee, functions closer to 64/36, with caps running $21K-$30K depending on the market center. eXp runs 80/20 with a flat $16,000 cap and no franchise fee at all.

I talked with both at some point. I ultimately felt that neither offered the degree of support that was so important in a market like Manhattan where everything about our process and environment is different. That said- if I was working in a different market, I would be evaluating both brokerages from a very different lens. Agents in other markets look at me like I have 5 heads when I discuss the norms of the Manhattan market- so it's probably an unfair comparison.

Nick Good good morning, Nick... I have found that too often agents focus strictly on the commission aspect of a brokerage when looking to make a move. And they don't know how to run the numbers and also forget to look at other value and support a brokerage might bring to the table.
