As we close the books on another month, one thing is becoming increasingly clear—the Southeast Louisiana real estate market is continuing to shift. While fewer homes are selling in nearly every parish, home values have remained remarkably resilient, and in several areas they continue to rise despite slower sales activity.
Here's a look at what happened across our local market during June.
Orleans Parish
Orleans Parish experienced a 19% decline in the number of homes sold compared to June 2025. The average sales price also declined 12% to $505,021, while homes continued to spend an average of 68 days on the market, unchanged from last year.
Jefferson Parish
Jefferson Parish saw home sales decrease 10%, but average home prices increased 1% to $345,234. Homes took longer to sell, with the average days on market increasing 33% to 60 days.
St. Tammany Parish
Home sales in St. Tammany declined 5%, yet the average sales price climbed an impressive 13% to $420,150. Days on market increased slightly by 1%, averaging 65 days.
St. Bernard Parish
St. Bernard experienced one of the largest decreases in sales volume, with home sales down 36%. Despite that, average home prices increased 9% to $252,528, and homes sold more quickly, with average days on market dropping 22% to 55 days.
St. Charles Parish
Home sales declined 10%, while average home prices remained virtually unchanged at $319,012. However, homes took considerably longer to sell, with days on market increasing 60% to an average of 93 days.
St. John Parish
St. John Parish recorded the largest drop in sales, with transactions down 40% compared to last June. Even so, average home prices increased an impressive 27% to $253,920, while homes sold slightly faster, with days on market decreasing 10% to 73 days.
What Does This Mean?
The overall trend throughout Southeast Louisiana is one of slower sales activity but surprisingly stable—and in many cases increasing—home values. Buyers have become more selective due to higher interest rates, insurance costs, and affordability concerns. As a result, homes are generally taking longer to sell, giving buyers more time to make decisions and negotiate favorable terms.
For sellers, today's market requires a different strategy than we saw just a few years ago. Pricing your home correctly from day one is more important than ever. Buyers are well informed, and homes that are overpriced often remain on the market longer, eventually requiring price reductions.
