Not every price range moves at the same speed.
That is one of the most important lessons for buyers and sellers in today’s Tallahassee market.
The graph below shows reported average and median days on market by price range in the Tallahassee MSA.

The $800K to $999K segment posted the highest average market time among the price ranges shown.
But the bigger lesson is that price tiers behave differently.
Buyers under $250K often face affordability constraints. Buyers in the middle tiers may be comparing condition, school zones, commute times, and monthly payments. Higher-end buyers may have more choices, stricter expectations, and a smaller pool of competing buyers.
That is why broad market averages can mislead.
A seller at $350K should not build a strategy from a $900K market time reading. A buyer shopping above $1M should not assume the same speed or leverage as a buyer shopping in the entry-level range.
The median DOM bars are lower than the average DOM bars across the chart, which shows that many well-positioned homes still sell faster than the average.
Price range does not just affect value.
It affects timing.
