Here's a number worth sitting with. The average home in our MLS sells at 97.7% of its list price — meaning the typical seller gives up 2.3% at the negotiating table. Per MLS data, our team's last 47 listings (2022–2026) averaged 101% of list price.

That 3.3-point spread is worth about $13,200 on a $400,000 home. Same MLS. Same market conditions. Same buyers.

The difference is what happens between offer and closing — and after 615+ transactions since 2003 across the Chicago southwest suburbs and Northwest Indiana, we can tell you it's a system, not a personality trait. Plenty of agents describe themselves as "tough negotiators." We'd rather show you the machinery.

1. Preparation Wins Before the First Offer Arrives

Negotiating power is built weeks earlier — in pricing strategy and launch design. A home positioned correctly against its true competition, introduced to the market in a controlled sequence, arrives at the offer stage with leverage: buyer interest concentrated, urgency real, and days on market minimal.

A stale, overpriced listing has already lost the negotiation before an offer exists. Our staged launch process is negotiation infrastructure — it's a big part of why our listings average 24.85 days on market against a 56-day MLS average, and short market time is preserved leverage.

2. Counteroffer Intelligence: Finding the Buyer's Real Ceiling

A buyer's first offer is almost never their best offer. We use a structured counteroffer approach designed to have the buyer's side reveal how much more they'll pay before our seller commits to a number — so the counter is calibrated to the buyer's actual ceiling instead of a guess. The goal is simple: when the contract is signed, nothing was left on the table.

3. Multiple Offers, Managed for Maximum Net

Competing offers only produce top dollar if they're orchestrated. We compare offers on net proceeds and terms — financing strength, appraisal and inspection contingencies, closing timeline, and credits — never headline price alone. The highest number is frequently not the strongest offer, and we've seen enough contracts fall apart to know the difference.

4. Inspection Defense: The Broken–Cosmetic–Worn Framework

The second negotiation starts after the contract is signed, when the buyer's inspection report arrives with a repair-request list. Our BCW framework sorts every request into Broken (legitimate — address it), Cosmetic (declined), or Worn (normal wear, priced into the home — declined).

Sellers routinely lose thousands in this phase to unjustified credits. A disciplined framework is the difference between protecting your contract price and quietly refunding it.

5. Appraisal Advocacy

When a sale price leads the market, the appraisal can threaten it. We prepare a data package supporting the contract price — the comparable sales and adjustments that justify what a competitive process produced — so a strong negotiation result survives to closing.
