The Carlsbad real estate market continues to evolve, with shifts from May and 1 year ago. Private sales, mobile homes and multi-family housing are not included in this report (the numbers are taken from the MLS and believed to be accurate as reported but are not guaranteed).

Carlsbad Village by the Sea

 

122 homes sold in Carlsbad in June (92008, 92009, 92010 and 92011), an increase of 15% from last month. Here are the specifics:

 

Single Family Homes Sold
89 (up 33%); 26 Average Days on Market; The Average Sales Price was $1,998,949 (up 3%); Average Sales Price was 98% of the original asking price.

Condos, Townhomes & Duplexes Sold
33 (down 15%); 47 Average Days on Market; The Average Sales Price was $1,118,105 (up 12%); Average Sales Price was 96% of the original asking price.

 

Overall home sales in June increased by 15% from May. The number of single family home sales increased substantially, while there were 15% fewer condo, townhome and duplex sales compared to last month. The average sales price rose for single family homes as it also did for condos, townhomes and duplexes. Sales prices in June ranged from $475,000 to $5,025,000.

  

The average time on the market was 2 days shorter than last month for single family homes, but more than 2 weeks longer for condos, townhomes, and duplexes.

 

89 single family homes sold in June 2026, 23 more than 1 year ago. 33 condos, townhomes and duplexes sold in June 2026 compared to 48 in 2025. The average sales price year over year was down 3% for single family homes in June 2026 (the median price was down by 1%). The average sales price was about the same for condos, townhomes and duplexes sold in June 2026 compared to 1 year ago; the median price was 2% lower in 2025.

A number of buyers decided promptly to tour listings and submit successful offers. 31% of the homes went pending in 1 week or less, fewer than last month. However, it’s still important for homebuyers to be prepared to make prompt decisions in the Carlsbad housing market.

 

While more than half of the buyers were able to negotiate their home purchase prices down from list price, 40% paid listing price or higher for their homes (down from last month’s 45%). We continue to see plenty of buyer competition, and it’s wise to keep this in mind when searching for your new home and planning an offer strategy.

 

The median sales price for single family detached homes was $1,835,000 compared to $1,755,000 in May. The median price was $860,000 for condos, townhomes and duplexes, compared to $850,000 last month.

 

There were 15 homes in Carlsbad at the end of June with an Active Under Contract status, compared to 14 last month. These homes are considered active but might not allow further showings or be accepting back-up offers. They are included in the statistics below.

 

Inventory at the end of June (248) decreased by 9% from last month (274). June list prices ranged from $455,000 to $12,000,000.

 

There is a 3.1 month supply of condos, townhomes and duplexes (down from 3.4 months last month), and a supply of 1.6 months for single family homes (down from 1.9 months last month), based on the rate of sales over the last 3 months. Carlsbad continues to be a very strong sellers’ market for single family homes and is a seller’s market for condos, townhomes and duplexes.

 

145 new listings came on the market in June, 3 more than last month. 99 homes went pending (excluding homes that closed in June), 25% more than in May.
