Sometimes It Takes Longer Than Expected

We finally got an offer on a property that, on paper, should have sold quickly. It was priced right, fully renovated, and uncluttered, with sellers who were open and easy to work with.

Everything lined up the way you would expect, yet the home still took longer than anticipated to attract the right buyer. Sometimes even the best-prepared properties need time for the right buyer to step in.

It is a reminder that pricing, presentation, and timing all matter, but the market still has its own pace that cannot always be predicted. Right Price, Right Condition, Right Buyer… Eventually!

That is just so true, Sheila and Larry. I've had listings that I thought should sell the first weekend and took ages to sell. And I've had listings I thought I might take to the grave with me that sold in a weekend with multiple offers.

I learned quite a long time ago not to make any assumptions about how quickly a home will sell, haha.  Over my career, none of my listings have stayed on the market very long, so I am grateful for that.  The event that led me to stop assuming was when I had two properties to list at the same time.  One was in not-so-great shape, while the other was immaculate.  I was certain that the immaculate one would sell quickly, which it kind of did, but it still took longer to sell than the one that wasn't in great shape, haha.  It made me laugh!

I am usually pretty good at figuring which houses will sell quickly, and which ones will sit for a bit. Every once in a while I am shocked. A pig sells in two days, and a beauty stays on the market for 6 weeks. Who knows...lol

Good morning Larry and Sheila. You can set the right price, put the property in the best condition, but you cannot control the timing of the right buyer visiting and pulling the trigger. So you must always be prepared. Enjoy your day.
