I'm looking forward to speaking at the IMN BTR Fall Forum 2026 this September in Dallas, where I'll have the opportunity to participate in both the Preconference Workshop and a main conference Education Session focused on one of the biggest opportunities in Build-to-Rent today, industrialized and modular construction.

BTR has matured into an institutional asset class. Capital is more sophisticated. Underwriting is tighter. Investors are demanding greater certainty. Yet many projects are still built with delivery methods that introduce unnecessary schedule risk, labor uncertainty, financing drag, and inconsistent quality.

That disconnect is where industrialized construction changes the conversation.

In the preconference workshop, we'll discuss how developers can evaluate offsite construction strategically, not as an alternative building method, but as a better project delivery system. We'll explore what makes projects successful, how to select the right manufacturing partners, and how to integrate modular thinking before design and entitlement are complete.

During the education session, we'll dive deeper into the impact modular construction can have on BTR investments. Faster project delivery means earlier lease-up. Earlier lease-up improves cash flow. Better schedule certainty reduces risk. Those aren't construction metrics. They're investment metrics.

The conversation around modular has shifted. It is no longer about whether buildings can be built in a factory. We know they can. The real question is how developers, investors, manufacturers, lenders, and contractors work together to create a repeatable, scalable delivery model that produces better returns while helping address America's housing shortage.

If you're involved in Build-to-Rent, whether you're deploying capital, developing communities, or building them, I hope you'll join us at the IMN BTR Fall Forum 2026 in Dallas.

The future of BTR won't be defined by who builds the cheapest. It will be defined by who delivers the fastest, with the least risk, and the highest certainty. That's the conversation I look forward to having.
