Greater Charlotte Single Family Luxury Homes Market Report: June 2026

Charlotte Luxury Housing Market: What the Numbers Mean

Charlotte's luxury housing market continued to show remarkable stability in June 2026. Home prices remained largely unchanged from one year ago.  June saw a modest appreciation in average sale price and price per square foot. Meantime, the slight dip in the median sale price reflects the mix of homes that sold rather than a significant shift in overall values.

Homes are taking somewhat longer to sell than they were a year ago, but well-priced luxury properties are still moving quickly, with a median time on market of just seven days.

At the same time, market activity remained healthy. Closed sales increased at a double-digit pace year-over-year. Pending sales also posted gains. More sellers entered the market compared with one year ago, providing buyers with a broader selection of luxury homes. Inventory continued to expand, yet the overall supply remains balanced and still leans modestly in favor of sellers.

Overall, June's numbers point to a luxury market that is healthy, competitive, and supported by steady buyer demand despite a wider range of available homes.

Wayne Martin hi Wayne... the luxury segment of our market, albeit relatively small, remains a very strong part of the market.

Brian England good morning, Brian... while it's not a big portion of our overall sales, we do have some amazing luxury properties in the area.

Sure seems like your luxury market is doing just fine. At this point I am simply hoping the war in Iran can be brought to an end so we see some modest interest rate drops.

Jeffrey DiMuria 321.223.6253 Waves Realty good morning, Jeff. Our luxury segment is doing well all in all. A lot of those sales are cash so not impacted much by rates. I just closed on a $2 million home, which was all cash. I'm now working with buyers in the $1+ million range who are all cash. I have another client who will spend around $1 million and won't be all cash, but the amount financed will be low.

When it comes to million and multi-million dollar homes I get it and I don't get it Nina Hollander, Broker . If I won the lotto I think I'd stay in the same home although I'd spruce it up to like new condition.

Bob "RealMan" Timm hi Bob... different strokes for different folks, I guess. My current home is worth close to $1 million. It's a lovely and comfortable house but I don't consider it super luxury. By the same token, I don't want to trade down.

I understand wishing to maintain a life style Nina Hollander, Broker . I also recognize that a million dollar home in super popular communities would most likely sell for less than half that if it were located in Minot ND.
