Looking Beyond the Numbers

"The headline tells one story. The numbers tell another."

One of the questions I'm asked most often is:

"Dorie...how's the market?"

My answer is usually the same.

"It depends on which numbers you're looking at."

Headlines are designed to grab our attention.

Statistics help us understand what's really happening.

That's why each quarter I like to step back from the headlines and take a closer look at what's happening here in Canyon Creek, because real estate is local, and local markets often tell a very different story.

This quarter, the numbers paint a picture of a market that is steady, healthy, and driven by well-prepared buyers and sellers.

Here are a few things that stood out.

🏡 Home sales increased 29% over the second quarter of last year, with 18 homes selling compared to 14 during the same period in 2025.

At the same time, average sales prices remained remarkably stable, increasing only slightly.

That tells me buyers aren't stretching beyond value.

They're making thoughtful decisions.

Perhaps the most interesting statistic wasn't the increase in sales.

It was how quickly homes sold.

The average days on market dropped from 31 days to just 16 days, nearly cutting marketing time in half.

To me, that's one of the strongest indicators of today's market.

Buyers may be taking their time before making a decision...

…but when the right home comes along, they don't hesitate.

As we begin July, another number deserves attention.

There are 8 active listings and 7 homes already under contract.

That's a strong indicator that demand continues to keep pace with supply.

Well-prepared homes that are priced appropriately continue to attract serious buyers.

So what does this mean?

If you're thinking about selling, today's market rewards preparation.

The homes receiving the strongest interest have three things in common:

  • They're priced strategically.
    • They show beautifully.
    • They're move-in ready.

If you're thinking about buying, preparation matters just as much.

Knowing your budget, understanding the market, and being ready to act when the right home appears can make all the difference.

One lesson I've learned...

Real estate isn't driven by statistics.

It's driven by people.

Families grow.

Children leave for college.

Careers change.

Grandchildren arrive.

Parents move closer.

Retirement begins.

Life keeps moving forward...

…and the housing market simply reflects those life decisions.

That's why I believe understanding the story behind the numbers is every bit as important as understanding the numbers themselves.

Market Takeaway

A healthy market isn't measured only by how many homes sell.

It's measured by confident buyers, prepared sellers, and informed decisions.

I have found our media likes to distort the facts Brian England and often they will create a headline to only attract attention and its vague and general. Each market has a story to tell and no one is exactly alike.
