Hi Mark- what you say makes a lot of sense. Times have changed. Buyers begin their search for a home on the internet and have their minds made up before they view the listing. Why not for their agent?  The listing appointment confirms (or not) what they already feel.

I think you're exactly right. Buyers have been doing this for years. They spend hours researching online before they ever step foot in a house. It only makes sense that sellers are starting to choose their Realtor the same way. By the time they invite you over, they've probably already formed an opinion.
