Lake Arrowhead is the most recognized mountain community in Southern California and the numbers this week reflect a market that is still holding, but giving back some of the seller's leverage it built over the past several months.

The MAI dropped from 34 to 31 in this reading. That puts us right at the edge of balanced market territory. Anything below 30 is a buyer's market. At 31 we are still technically in seller's country but the cushion is thin and the trend line points down.

What makes this week's data interesting is the divergence between what the market is doing and what new sellers think it is doing. Existing inventory is sitting at a median of $730,000. New listings are coming in at $812,000. That is an $82,000 gap between where the market sits and where sellers entering right now think they can price. That gap either closes upward — meaning demand absorbs those new listings and confirms the higher price — or it closes downward, meaning those new listings eventually cut to meet the existing median. Watch this closely over the next two to three updates.

Price reductions stand at 40%, with 1% of listings seeing an increase and 5% relisted after being pulled. The average days on market of 132 versus the median of 77 continues to tell the same story it always tells up here: priced right, you sell in about two and a half months. Priced wrong, you are looking at four-plus months and a reduction anyway.

Inventory at 415 homes is growing. More selection for buyers, more competition for sellers. That combination is exactly what pushes an MAI lower over time if demand does not keep pace.

The pattern here is worth noting. Entry level is moving fastest at 63 days. Luxury is right behind it at 80 days. The middle of the market — $649,000 to $847,000 — is where homes are sitting longest at 84 to 94 days. That barbell effect, entry and luxury moving while the middle lags, is a pattern that tends to persist until the middle gets priced to reflect reality. If you are shopping in that upper-mid range right now, you have room to negotiate.

Also notable: the entry tier is absorbing 12 homes per period versus only 7 to 9 in the upper segments. Volume at the bottom confirms real demand from buyers who are waiting for their window and acting when they find it.


What I Am Watching Over the Next Three Weeks

The MAI trend is the number that matters most right now. Dropping from 34 to 31 in one reading is not a crisis but it is not noise either. If the next update holds at 31 or climbs back toward 33 or 34, this is a one-week dip and the market is stable. If it drops below 30, Lake Arrowhead officially crosses into buyer's market territory for the first time in a while and the conversation changes.

New listing pricing versus absorption. New listings are coming in at $812,000 against a median of $730,000. If those listings sell, the market is stronger than the MAI suggests. If they sit and reduce, expect the median to drift lower and the price reduction rate to climb past 40%.
