Sometimes the Best Offer Isn’t the Highest

One of the biggest misconceptions I see in real estate is this:

“The seller will always take the highest offer.”

Sometimes he will.

Sometimes he won’t.

What’s interesting is that sellers are often solving a problem that buyers can’t see.

Maybe he needs two extra weeks before moving into his next home. Maybe he needs a fast closing because another transaction is already under contract. Maybe he’s trying to avoid moving twice. Maybe he simply wants certainty and less stress.

That’s where people get into trouble. They focus only on price and completely ignore the seller’s timeline.

Why Sellers Don’t Always Choose the Highest Offer

Homes do not automatically sell to the highest bidder anymore.

In today’s DFW market, sellers are evaluating much more than the number at the top of the contract.

They’re asking:

  • Can this buyer actually close?

  • How quickly can they close?

  • Do they need to sell another home first?

  • How many contingencies are included?

  • Can I stay in the home for a short period after closing?

  • Will this transaction create more stress or less stress?

A $5,000 or $10,000 difference in price may not matter nearly as much if one offer makes the seller’s life significantly easier.

 

What Is a Lease-Back Agreement?

A lease-back allows the seller to remain in the home for a short period after closing.

For example:

Offer A: $610,000

Offer B: $605,000 with a 21-day rent-back so the seller has extra time to move into his next home.

A lot of sellers would seriously consider Offer B.

Why? Because moving is expensive, stressful, and often complicated. Having a few extra weeks can eliminate storage costs, temporary housing, and the pressure of coordinating two moves at once.

To that seller, time may be worth more than the additional $5,000. 

 

A Real Example From McKinney

I recently spoke with a seller in McKinney who was preparing to buy another home.

One buyer offered slightly more money.

Another buyer offered a short rent-back and a flexible possession date.

The seller chose the second offer.

Not because it was the highest price, but because it solved the problem he was most worried about.

That’s a common mistake I see buyers make. They assume they need to outbid everyone when, in reality, they may only need to out-strategize everyone.

 

Why Is Flexibility So Valuable to Sellers?

Here’s what sellers don’t always say out loud:

  • “I’m worried my next home won’t be ready.”

  • “I don’t want to move twice.”

  • “I need certainty.”

  • “I need to close quickly.”

This is where buyers can create leverage without paying more.

 

How Buyers Can Gain Leverage Without Paying More

One of the smartest questions a buyer can ask is:

“What timeline does the seller need?”

That single question can create negotiating power that doesn’t cost an extra dollar.

By giving the seller the timeline he needs, buyers can often negotiate:

  • The closing date

  • The possession date

  • Inspection contingencies

  • Financing contingencies

  • Earnest money structure

  • Repairs or concessions

Give the seller the timeline he needs, and you’ll often get the terms you want in return. 

 

What’s Happening in the DFW Market Right Now?

In areas such as Plano, Frisco, McKinney, Prosper, and Celina, inventory has increased compared to the pandemic frenzy of 2021 and 2022.

Buyers have more choices.

Sellers have more competition.

And the deals getting accepted are often the ones that create the best overall package — not simply the highest number.

For example:

  • In Plano, resale homes are competing with newer homes in other communities.

  • In Frisco and McKinney, sellers are seeing longer market times than they did a few years ago.

  • In Celina and Prosper, buyers are comparing resale homes against brand-new construction with rate buy-downs and closing-cost assistance.

That means negotiation strategy matters more than ever.

 

The Contrarian Truth Buyers Need to Hear

The highest offer is not always the strongest offer.

Price reductions alone rarely solve the real problem, and overpaying doesn’t automatically win the deal.

A buyer who understands the seller’s motivation can sometimes win the home without paying more money at all.

That’s why the best negotiators don’t just negotiate price.

They negotiate solutions.

 

What Makes an Offer Truly Attractive?

Strong offers usually combine:

  • Competitive pricing

  • Solid financing

  • Reasonable contingencies

  • Flexible timing

  • Clear communication

  • Certainty of closing

When all of those pieces come together, sellers often feel much more confident accepting the offer.

 

The Bigger Lesson for Buyers and Sellers

Here’s what I tell clients during consultations:

“The contract that solves the seller’s problem is usually the contract that wins.”

Sometimes that means a rent-back.

Sometimes that means a faster closing.

Sometimes that means fewer contingencies.

And sometimes that means understanding that a seller values certainty more than an extra few thousand dollars.

In today’s market, strategy often beats brute force.

 

The Sellers Winning Today Understand This

The sellers getting the best outcomes are not always the sellers with the highest offers sitting on the table.

They’re often the sellers who understand the buyer’s motivation.

And the buyers winning competitive situations are not always the buyers offering the most money.

They’re often the buyers who understand the seller’s timeline.

The best real estate negotiations happen when both sides feel like their biggest problem was solved.

Sam, great points for Sellers to evaluate the terms as well as the price.  I remember one offer I wrote with a listing agent I knew well.   There had already been two buyers fall out of contract, and he KNEW I could get my buyer to closing, and we did.  It wasn't the highest offer.
