The reason is straightforward: visible components can be assessed, priced, and planned for. What happens underground cannot. Test the well on schedule, pump and inspect the septic consistently, address small issues as they appear rather than accumulating them, and keep every report, receipt, and repair record in one organized file. When the listing goes live, that documentation converts the inspection from a source of risk into a confirmation of what the seller already knows.
