I get this question constantly from buyers looking at the San Bernardino Mountains for the first time. Both communities sit minutes apart. Both offer that same escape-the-city, live-among-the-pines feel. But the two things that actually separate them are price point and lake access, and most buyers don't realize how different those two factors really are until they've looked at both.

I cover both communities regularly, including in my recent video breaking down what your budget actually buys in Crestline. This post goes deeper on the two questions I get asked most: what's the price difference, and what's the deal with the lake.

As of this week, the median list price in Crestline (92325) is $410,000. In Lake Arrowhead (92352), it's $730,000. That's a gap of roughly $320,000, and a meaningful part of it comes down to lake access, which we'll break down below.
Both markets are showing a slight seller's advantage right now, but they're moving in different directions. Crestline's Market Action Index sits at 38, up from 36 last month. Lake Arrowhead's sits at 31, down from 34 last month. Crestline is trending toward more seller leverage. Lake Arrowhead is easing slightly toward buyers.

Here's how the two markets break down this week, according to Altos Research.

- Median list price: $410,000
- Median price per square foot: $298
- Median days on market: 63
- Inventory: 129 homes
- Median rent: $1,895
Crestline's market splits into four price segments, each representing about 25% of the market:
- $599,000: 2,034 sq ft, 3 bed / 2.5 bath, quarter- to half-acre lots, average age 44 years
- $469,500: 1,690 sq ft, 3 bed / 2 bath, 6,500-8,000 sq ft lots, average age 48 years
- $376,500: 1,252 sq ft, 3 bed / 1.9 bath, 4,500-6,500 sq ft lots, average age 58 years
- $274,999: 820 sq ft, 2 bed / 1 bath, 4,500-6,500 sq ft lots, average age 77 years
Lake Arrowhead, CA 92352
- Median list price: $730,000
- Median price per square foot: $374
- Median days on market: 77
- Inventory: 415 homes
- Median rent: $2,800
Lake Arrowhead's four price segments look like this:
- $1,442,500: 3,264 sq ft, 4 bed / 3.5 bath, quarter- to half-acre lots, average age 40 years
- $847,000: 2,429 sq ft, 4 bed / 3 bath, 8,000-10,000 sq ft lots, average age 47 years
- $649,000: 1,843 sq ft, 3 bed / 2.5 bath, 8,000-10,000 sq ft lots, average age 47 years
- $399,000: 1,146 sq ft, 3 bed / 2 bath, 6,500-8,000 sq ft lots, average age 48 years
The takeaway: at nearly every price point, you get more square footage in Crestline than you do in Lake Arrowhead. A $399,000 budget in Lake Arrowhead buys a smaller, older home than that same budget buys in Crestline. That gap isn't random. A meaningful part of what buyers pay for in Lake Arrowhead is the lake itself, which brings us to the bigger differentiator between these two communities.
Public Lake vs. Private Lake: The Real Difference
This is the piece most out-of-area buyers miss entirely, and it matters more than almost any other factor in this comparison.
Lake Arrowhead is a private lake. It's owned by the Arrowhead Lake Association, and access is restricted to association members, which generally means specific property owners within designated areas of the community. You don't get to just show up and use the lake because you bought a home somewhere in the 92352 ZIP code. Lake rights, boat permits, and beach club access are tied to specific parcels, and that exclusivity is a core part of what buyers are paying for when they buy lake rights along with a home here.
Crestline's Lake Gregory is a public lake, owned and operated by San Bernardino County. Anyone can access it. There's a public swim beach, boat and paddleboard rentals, and no association dues or membership requirement tied to lake access. You don't need to buy a specific property to use it.
Neither model is better across the board. It depends entirely on what you're looking for:
- If part of your dream is owning lake rights and having that private, members-only lake lifestyle, that's specific to Lake Arrowhead, and it's a real part of the value you're paying the premium for.
- If you want mountain living, want access to a lake, and don't want to pay a premium for private/exclusive access, Lake Gregory in Crestline gives you public lake access without that added cost baked into home prices.
How Crestline Compares to the Rest of the Mountain Communities
Crestline sits at the gateway to the San Bernardino Mountains, and it's worth knowing how it stacks up against the other nearby communities buyers often consider alongside Lake Arrowhead:
- Blue Jay: closer to Lake Arrowhead's private lake and villages, generally priced closer to Arrowhead than Crestline
- Twin Peaks: sits between Arrowhead and Crestline both geographically and in price
- Cedar Glen: quieter, more rural feel, generally more affordable
- Running Springs: further along the ridge, its own distinct micro-market
- Skyforest: small, close to Arrowhead Village, tends to track closer to Arrowhead pricing
- Big Bear: a separate mountain market entirely, with its own lake and lifestyle draw

If private lake access and the Lake Arrowhead lifestyle are non-negotiable for you, that premium is likely worth it, and it's the reason to focus your search here rather than elsewhere in the mountains. If you want mountain living, a real lake to enjoy, and more home for your money, Crestline and Lake Gregory deserve a serious look.
