Franklin County Leads Average Sale Prices

North Florida home prices vary dramatically by county.

That is the first lesson from this mid-year report.

The graph below shows MLS average sale price by county through June 2026.

Franklin County stands out with the highest average sale price in the group.

That does not automatically mean every home in Franklin is more expensive than every home in Leon, Wakulla, Gadsden, Jefferson, Taylor, or Madison. Average price can be influenced by coastal properties, luxury sales, larger homes, and smaller sample sizes.

Still, the spread is important.

It shows why buyers and sellers should not rely on a single “North Florida market” headline. A price trend in Franklin County may not reflect conditions in Taylor County. A Leon County pricing strategy may not fit Jefferson County.

For buyers, this means affordability and opportunity change by location.

For sellers, it means your pricing strategy should begin with your county, your property type, your condition, and your buyer pool.
