That does not mean the surrounding counties are unimportant.
It means their numbers need careful interpretation.

For buyers, this means county-level data should be paired with neighborhood, price range, property type, and comparable sales.
For sellers, it means a broad regional headline may not describe your home’s actual market.
Leon County may drive the conversation.
But your property still competes in a specific local segment.
