This may be the most important graph in the North Florida home price report.

It does not predict the future perfectly.

But it does show the direction of the affordability problem.

Projection showing when Central North Florida counties could reach a one million dollar median home price

The chart projects when several Central North Florida counties could reach a $1 million median home price if observed compound appreciation rates continue.

Wakulla, Gadsden, Leon, and Taylor appear in the 2040s. Jefferson appears later in the projection.

These dates are not guarantees.

They are mathematical projections based on past appreciation patterns. The exact timing will depend on income growth, mortgage rates, insurance costs, construction costs, taxes, supply, and buyer demand.

But the lesson is still powerful.

If prices continue compounding, future buyers may face a harder affordability challenge than today’s buyers. Saving more money later may not help if prices keep moving faster than savings.

For homeowners, this graph reinforces the long-term value of owning in a supply-constrained region.

For buyers, it raises a serious question: what does waiting really cost?
