  • Subdivision possibilities
  • Future development restrictions

Understanding the zoning helps buyers determine whether the property meets their goals.

3. Is There a Survey?

A recent survey is one of the most valuable documents a seller can provide.

It helps buyers understand:

  • Property boundaries
  • Road frontage
  • Easements
  • Rights-of-way
  • Dimensions

Without a survey, buyers often need additional time and expense to verify these details.

4. How Will Water and Septic Work?

If public water and sewer aren't available, buyers immediately begin asking about wells and septic systems.

  • Driveway permits

can make a property far more attractive than competing listings with little supporting information.

10. What Makes This Property Different?

Perhaps the most important question buyers ask isn't always spoken aloud.

They're trying to determine:

"Why should I buy this property instead of another one?"

That answer may be the views.

The location.

Every property has something that makes it unique.
