My Home Didn’t Sell. Now What? A Realtor’s Guide to Getting It Sold the Second Time

By
Real Estate Agent with RE/MAX Shoreline New Hampshire & Maine

If your Portsmouth or New Hampshire Seacoast home expired unsold, you’re not alone—and it doesn’t necessarily mean there was anything wrong with your home.

Every year, homes across the Seacoast come off the market as expired listings. In many cases, they sell successfully the second time after the pricing, marketing, or presentation strategy is adjusted.

Every Seacoast community is different. Pricing a waterfront condominium in Portsmouth is very different from pricing a colonial in Stratham or a historic home in Exeter. Local knowledge helps us position your home competitively within its specific market rather than relying solely on automated estimates.

As Portsmouth, NH REALTORS® serving the entire New Hampshire Seacoast for more than 40 years, we’ve helped many homeowners successfully sell homes that didn’t sell the first time. In many cases, the home wasn’t the problem. The strategy was.

Why Homes That Didn’t Sell Often Succeed the Second Time

What Does a Fresh Perspective Really Mean?

It’s about looking at your home through the eyes of today’s buyers and asking one simple question:

“If this home didn’t sell, what can we do differently?”

We start with a complete review of your previous listing. We examine everything that may have affected buyer interest, including:

  • During our consultation, we’ll review:
  • ✔ Your previous MLS listing
  • ✔ Showing history
  • ✔ Online traffic and buyer activity
  • ✔ Competing homes
  • ✔ Feedback from buyer agents
  • ✔ Current market conditions
  • ✔ Pricing strategy
  • ✔ Marketing opportunities

Most importantly, we develop a customized plan before your home goes back on the market. Rather than repeating the same strategy and hoping for a different outcome, we create a roadmap to attract more qualified buyers, generate stronger interest, and position your home for sale.

Dress your Portsmouth NH home for success to sell faster and for more money.

That’s what a fresh perspective looks like—and often, it’s the difference between another expired listing and a successful closing.

1. Your Asking Price Didn’t Match Today’s Market

One of the most common reasons homes don’t sell on the New Hampshire Seacoast is pricing.

Today’s buyers are dealing with higher mortgage rates and affordability challenges. Even a home that’s priced just a little above market value may never make it onto a buyer’s showing list.

In communities like Portsmouth, Rye, Greenland, New Castle, Exeter, Dover, Hampton, North Hampton, Stratham, Durham, Kittery, and York, buyers have choices. If another comparable home offers better value, they’ll move on.

What We Do Differently

Rather than relying on older comparable sales or automated estimates, we carefully analyze:

  • Recent neighborhood sales
  • Current competition
  • Local buyer demand
  • Seasonal market conditions
  • Online buyer activity

Our goal isn’t simply to list your home.

Our goal is to position it where buyers are excited to schedule a showing.

2. Buyers Never Fell in Love with Your First Impression

Nearly every buyer begins their search online.

Professional photography has become one of the biggest factors in generating showings.

Dark photos, cluttered rooms, poor lighting, or outdated presentation can cause buyers to scroll past your listing before they ever visit.

Before relisting, we often recommend:

• Decluttering and depersonalizing
• Fresh paint where needed
• Improved lighting
• Enhanced curb appeal
• Minor repairs
• Updated landscaping
• Professional staging when appropriate

We then combine those improvements with professional photography and video that showcase your home’s best features.

3. Your Marketing Didn’t Reach Enough Buyers

According to the National Association of REALTORS®, the vast majority of homebuyers begin their search online, making professional photography and digital marketing more important than ever.

If your previous listing relied almost entirely on the MLS, thousands of potential buyers may never have seen it.

Our marketing plan goes far beyond putting your home in the MLS. We create a comprehensive digital marketing campaign designed to put your property in front of the largest possible pool of qualified buyers.

  • Professional photography
  • Cinematic video
  • Google Business Profile
  • Facebook
  • Instagram
  • YouTube
  • SEO
  • blog articles
  • AI-friendly property descriptions
  • Buyer database
  • Email campaigns
  • Open houses
  • Syndication
  • Drone photography

According to the National Association of REALTORS®, the vast majority of homebuyers begin their search online, making professional photography and digital marketing more important than ever.

The more qualified buyers who see your home, the better your chances of receiving strong offers.

4. Showings Happened—but Offers Didn’t

This is one of the most valuable situations because it provides clues.

If buyers toured your home but nobody made an offer, something changed between seeing it online and seeing it in person.

Maybe they felt:

  • The home needed updates
  • Rooms appeared smaller
  • The price felt too high
  • The layout wasn’t what they expected
  • Competing homes offered better value

Feedback Matters

One of the biggest mistakes we see with expired listings is failing to collect and act on buyer feedback quickly.

Every showing provides valuable information.

We actively communicate with buyer agents and use their feedback to recommend adjustments before valuable market time is lost.

5. Negotiations Fell Apart

Sometimes everything goes right until an offer arrives.

Today’s buyers are more likely than they were a few years ago to request:

  • Inspection repairs
  • Closing cost assistance
  • Price adjustments
  • Seller concessions

The strongest negotiators know when to stand firm—and when flexibility leads to a successful closing.

Our experience helps clients evaluate every request strategically so they don’t lose an otherwise excellent buyer over issues that are often resolvable.

Don’t Assume Your Home Won’t Sell

Just because your home expired once doesn’t mean it won’t sell now.

In many cases, a new pricing strategy, stronger marketing, better presentation, and experienced negotiation are all it takes.

If your listing expired or you’re thinking about trying again, we’d be happy to provide an honest, no-pressure review of what happened and what we’d recommend doing differently.

Sometimes a fresh set of experienced eyes is exactly what’s needed to turn an expired listing into a successful sale.

Frequently Asked Questions About Expired Listings

Can I relist my home immediately after it expires?

Yes. In most cases, you can relist your home as soon as your listing agreement has ended. Before putting it back on the market, it’s a good idea to review what didn’t work the first time and develop a new pricing, marketing, and presentation strategy.

What is an expired listing?

An expired listing is a home that was listed for sale but did not sell before the listing agreement with the real estate broker expired. The homeowner can choose to relist the property with the same REALTOR®, hire a different REALTOR®, or wait before trying again.

Will buyers know my home was previously listed?

Yes. Previous listing history is available through the Multiple Listing Service (MLS) and many real estate websites. However, buyers are usually more interested in whether the home now represents good value than how long it was previously on the market. A fresh marketing approach and proper pricing can often overcome a previous expired listing.

Should I lower my asking price?

Not necessarily. Price is one of the most important factors, but it’s rarely the only reason a home doesn’t sell. Before reducing the price, review your marketing, photography, presentation, buyer feedback, and current competition. Sometimes a modest adjustment is appropriate; other times, a stronger marketing strategy is all that’s needed.

Is professional staging worth it?

Often, yes. Professional staging—or even simple recommendations for furniture placement, decluttering, and decorating—can help buyers better visualize themselves living in your home. Even small improvements can make a significant difference in online photos and in-person showings.

Should I make repairs before relisting?

Focus first on repairs that buyers are most likely to notice or mention during showings. Fixing deferred maintenance, touching up paint, improving curb appeal, and replacing outdated fixtures can increase buyer confidence without requiring a major renovation.

How do buyers find homes today?

Most buyers begin their home search online using websites like Zillow, Realtor.com, and local brokerage websites. They also discover homes through Google searches, social media, email listing alerts, YouTube videos, and REALTOR® recommendations. That’s why professional photography, strong online marketing, and search engine optimization are more important than ever.

What if I’ve already moved?

Many homeowners sell after they’ve already relocated. If your home is vacant, professional staging, regular maintenance, and a well-planned marketing strategy become even more important. An experienced REALTOR® can help coordinate showings, inspections, and closing details while you’re living elsewhere.

Can I sell my home if I owe more than it’s worth?

Possibly. The first step is to determine your home’s current market value and compare it with your mortgage balance and estimated selling costs. If you have little or no equity, there may still be options available depending on your financial situation. We can help you understand your choices.

How much does professional marketing really matter?

It can make a tremendous difference. Professional photography, compelling listing descriptions, video tours, social media advertising, search engine optimization, email marketing, and targeted online exposure all help attract more qualified buyers. The more serious buyers who see your home, the better your chances of receiving strong offers.

Why should I choose a local Portsmouth REALTOR® instead of a large online brokerage?

Real estate is local. A REALTOR® who understands the Portsmouth and New Hampshire Seacoast market knows how buyers compare neighborhoods, schools, waterfront locations, commuting options, and pricing trends. Local knowledge often results in more accurate pricing, better marketing, and stronger negotiations.

How do I know if it’s time to hire a different REALTOR®?

If your previous listing received little traffic, had poor communication, had limited marketing, or lacked a clear strategy for addressing buyer feedback, it may be worth getting a second opinion. A fresh perspective can identify overlooked opportunities and help create a plan tailored to today’s market.

This is such an important topic, Jim. It is so easy for sellers to become discouraged when a listing expires, but you hit the nail on the head—it often comes down to strategy rather than the home itself. Your breakdown of the factors that lead to a successful second attempt, especially the emphasis on listening to buyer feedback and adjusting the marketing approach, is exactly the kind of professional guidance that makes a real difference. Thanks for sharing this valuable perspective for both sellers and our fellow agents!

Good morning Jim. A seller with an expired listing is most often more flexible and willing to accept advice. Having a strategy specific to the property in question is key for the subsequent agent. Enjoy your day.
