Supply is one of the best ways to separate a balanced market from a distressed one.
If inventory is exploding and sales are collapsing, that is a warning sign.
But that is not what this Tallahassee chart shows.

The graph shows Tallahassee months of supply moving away from the extreme shortage years.
That matters.
During the hottest years, buyers had very few choices. Sellers could often expect fast activity because supply was unusually tight.
Today, buyers have more room to compare. Sellers face more competition. But the market is not drowning in unsold inventory the way it did after the last housing crash.
That is why context is so important.
A rise in supply from an extreme low can feel dramatic, but it does not automatically mean the market is unhealthy. It may simply mean Tallahassee is moving closer to balance.
For buyers, more supply means more choices and more time to think.
For sellers, more supply means the home has to compete from day one.
Price, condition, photos, staging, access, and first-week feedback all matter more when buyers have alternatives.
