What If You Have Showings but No Offers?
Now the issue shifts.
Buyers liked your home enough to visit, but something kept them from making an offer.
Possible reasons include:
- Price
- Condition
- Odors
- Needed repairs
- Outdated finishes
- Competing homes that offered better value
This is why it's important to review showing feedback with your Realtor and look for patterns.
As I've mentioned previously, it is so important to make sure you make a great first impression. With today's internet, those photos never go away that we know of. Some homebuyer will dig them up from the grave!!
So, list your home with the best price.
Make it look like a model home.
Get rid of any pet, cooking or other odors. As your agent to be honest here. Agents don't want to tell a homeseller that they have odors that may detract from their home.
Make the needed repairs so the house is move-in ready. Homebuyers aren't shopping at the local thrift store for a house.
Talk to your agent and ask what needs to be update. Then listen and take action.
Make sure your house is the most competitive.
Lastly, ask your agent what else could be keeping you from getting an offer. There are other reasons. Some you can control and some you cannot.
Lastly, be patient. It's July 2026 and we're in a different market. To be honest, it's a wonky market. Different "experts" have different opinions as to what the market is going to do.
