As a long time real estate professional, I have been through many different cycles from sellers begging to get their home after months on the market, to times when a home might get 20 offers leaving an overwhelmed seller.
I would rather have sellers see a few quality offers that creates competition without the chaos and increased workflow & sanity perspective
Pricing isn't a perfect science. If you price too high, you get no offers & have to adjust. If you go too low, you might a plethora. Positioning to get a 'few' gives you no margin of area; and if buyers see the value in your house the price will drive up and with good marketing there will be buyers coming., hopefully leading a sale over the first weekend.
