The latest Madison County real estate market update reveals a market that's becoming increasingly balanced. More inventory is entering the market, giving buyers additional choices while reminding sellers that pricing accurately is essential for success.

This week, 46 new listings came on the market, while 34 homes sold. The median sold price reached $320,950, demonstrating continued confidence in Madison County real estate despite changing market conditions.

One metric that stands out is the 46 average days on market. Homes are still selling, but buyers are taking more time to evaluate their options. Combined with an 88.29% sold price to original list price ratio, we're seeing negotiations play a larger role than they did during the ultra-competitive market of previous years.

For sellers, this means preparation, pricing, and presentation are increasingly important. Buyers have more Madison County homes to choose from, making first impressions and realistic pricing essential.
