I received an email this week from a woman I met at an Open House many years ago and who I added to my database. Over the years I helped her daughter find a rental property and kept her on my newsletters list and all the drip marketing I do.
So, this week, she contacts me to let me know she has sold her house for asking price and how she used her attorney to make the sale. How the new owners love her lot and are going to build a new home after tearing down her home of many years.
Now in our area, many homes are getting snapped up by builders who are tearing homes down and building $3-4 million homes. I was somewhat annoyed by the contact as one of the things I have done over the years is let people see the values of their homes using an automated valuation process but offering to give a more specific price if needed or wanted. So, I had presumed she had taken that value and sold her home using it.
But, to my surprise her home was valued at over a million dollars, but she sold her home in high 8's. But, she was obviously so happy to have saved commission by using her attorney and getting full price. Now, who set the price I do not know. But why not call me, find out what I considered the value of her home might be on the open market.
I shake my head how anyone can injure themselves when it is so easy to make a phone call and set up an appointment.
