Ask An Ambassador: Commodity or Premium?

Gassing up our SUV can be a pricey endeavor, especially since it runs on diesel.  If driving a few extra miles will give me a significant price difference on a tank, even when accounting for the fuel used to get there and back, then I'll drive the few extra miles.  Fuel is a commodity.  I don't care about brand or any other features, just the price.

On the other hand, I don't look at tacos the same way!  There's an entire universe between a Yo Quiero (avoiding naming names) drive through ground beef taco and the coconut fish taco from my favorite food truck (Alley Baby...I WILL name names) or the chicken taco from Mazunte (where the chef lived in Mexico to train and understand local food techniques).  I'll happily drive further and pay more for the premium version.

For real estate agents, the challenge is to prevent being lumped in the commodity agent category.  With literally 1000s of agents in our market, how do we become the equivalent of the premium taco, someone who offers a special experience?

One clear path to break the commodity cycle is specialization.

Real estate offers many specialties.

Go down the residential path or commercial?

Traveling down the residential path, you can specialize by VERY specific locations, VERY specific types of houses, houses with VERY specific features, etc.

What type of client do you REALLY want to work with?

What do they need to be attracted to select YOU as their agent?

What is missing from the market?

What is under represented?  

Run those through the selection filters. 

Is there sufficient financial return for your time and effort?

Are there enough clients to keep your car filled with gas?

Do you need special tools, or just special knowledge?  

How long will it take you to build up the expertise and enough web presence to be found?

Answer the questions, review your results and determine what opportunities in your local market make sense for you, then implement your plan.

In time, you can get used to hearing "I found you EVERYWHERE" when the potential clients you want reach out to you.  Pull marketing rocks!

Good morning Bill. When I was in the commercial arena focused on listing multifamily property in the Chicago area, I was a go to source. When I listed an industrial warehouse on behalf of my client I got calls from industrial specialists I knew saying I was a fish out of water. Sometimes premium and sometimes a commodity. I preferred my own lane. Enjoy your day.

Wayne, many moons ago I listed a multifamily for a coworker/friend with the understanding that it wasn't my normal business.  It was a lesson learned that I shouldn't do that.  I brought showings, but couldn't complete the sale (seller knew he was pushing top of market). Since then, I've stuck to straight residential sales.

What goes into tacos is much more important than what goes into gas, haha.  I love that I haven't had to purchase gas since 2019, haha.

The price objection is a misnomer. People don't mind paying more or driving farther when they believe they're getting something special. Be special.

Exactly.  There's a point at which the value proposition kicks in again (e.g. how far is TOO far to travel for a premium taco?).

I must say Bill, most of the workers at my local TB were born in Mexico as well. I do not eat meat so the spicy potato soft taco is a VERY occasional quick stop (only if I am in a BIG hurry). 

In real estate we need to stand out...I am NOT a commodity. lol

I think most of us follow a similar path.  As new agents, we're just happy to have ANY business that we take on things that maybe we should have passed on.  With experience, we recognize the red flags and what may be a total waste of our time and resources.

In my opinion if you're just starting out in the business it's better to start your career as a smart agent. It's cool to have smart devices but smart devices don't mean success. Agents have to be smart enough to know how to use their tools to strategize, analyze, and help their client to understand pricing strategies, and work with your clients to make a plan.

Patricia, that is one of my beefs with the real estate licensing training (at least the pipeline I went through).  It taught you how to pass the exam, but zero about how to be a successful agent afterwards.  Without a broker that teaches you the right path, how is a new agent supposed to become smart?  Now there are communities such as this one that can help out a newbie, but when we first started 20+ years ago we needed a broker or mentor to teach us the ropes.

Great comparison Bill, I liked your statement how do we become the equivalent of the premium taco, someone who offers a special experience? It's not easy and takes awhile but making a conscious decision on who you want to work with and establishing a niche can lead to your successful career in real estate.

A bonus to that is that when you choose a niche and become the expert - then blog about it, include it in your bio, add informative pages to your website about it, etc. before long, AI assistants will find you. 
More and more, people are asking their favorite AI to recommend agents who are expert/experienced in helping people in their specific positions. And, rather than give them a few pages of links to click, it will recommend people, then say why. 
My advice: "Listen to Bill. Be the premium taco, then make sure the world knows it."

Marte, I'm noticing more and more the AI summary for my searches.  Sometimes they offer adequate detail, often I've got to dive deeper.  E.g. examining some equipment for our new home, water treatment, etc.  

If someone asks AI about Cincinnati patio homes, I'd hope we continue to match for years to come.

I do try my very best to stay in my market area and list vacant land and residential homes. I someone wants me to list a commercial property, I know another Broker I can refer the property to. The same goes with Rentals, it is not my cup of tea, so I refer them out.

I can not agree more with this, when you specialize, people seek you out, advertising costs go down because word of mouth goes up - other agents refer business to you, just like you are doing with this taco houses
