I thought I would do a little update for you on the Tallahasse/Leon Co. Real Estate Market from a numbers standpoint.
First Quarter '08

During the Q1 just under 30% of all homes were Selling. Sellers were getting just under 96 cents on the Dollar. Market time was a about 3.5 Months. 35% of the Listings Expired.

During the Q2 was saw quite a bit of improvement with almost 41% of the homes Selling. Sellers held the course getting almost 96 cents on the Dollar. Market time increased a little to just under 4 months. 35% of the Listings Expired again in Q2.
It seems the Market is trying to hold is own so far in the Third Quarter '08. Currently Sales are just under 40%, but Sellers are getting a little bump with 97 cents on the Dollar. Market time is just above the 4 Month mark at 125 days. There has been a big jump in the number of Expired Listings 57%
Currently, there are 2,239 Active Listings with an Ave List Price of $306,880 and a Ave Days On Market of 134.
