The three Farm & Ranch sales averaged $3,467,180 and sold for an average 95.2% of list price after an average 145 days on market.
What jumps out at me?
Inventory is available, but transactions are taking time.
That makes pricing particularly important for sellers. Buyers have choices, and properties that enter the market significantly ahead of where buyers perceive value may spend considerably longer on the market.
For buyers, longer marketing times can also create opportunities to negotiate.
Of course, Fayetteville isn't a cookie-cutter market. An in-town historic home, five acres outside town, vacant land and a working ranch can't be valued with the same formula.
