Move to Auburn AL: What You Need to Know First

Before you move to Auburn AL, understand this: every part of the city does not provide the same housing choices, traffic patterns, campus access, lot sizes, or everyday experience.

Some homes are close to Auburn University and campus-centered activity. Others are located in areas with less through traffic, larger lots, newer construction, or a longer drive to Downtown Auburn.

The right location depends on how you want to live every day. Choosing a home without understanding those differences can leave you with a beautiful property in an area that does not fit your routine.

Move to Auburn AL With Your Daily Routine in Mind

Auburn is growing, and its housing options now extend well beyond the neighborhoods closest to Auburn University.

Buyers can compare:

  • Campus-area condominiums
  • Downtown properties
  • Established single-family neighborhoods
  • New-construction communities
  • Townhomes
  • Golf-course properties
  • Game-day homes
  • Low-maintenance communities
  • Homes with larger lots
  • Properties near the Opelika city limits

Each option involves tradeoffs.

A campus-area property may provide convenient access to university destinations but expose the owner to more event activity, pedestrian traffic, parking considerations, and a higher price per square foot.

A home farther from campus may provide additional space or a different neighborhood setting, but it could require more driving.

Do not search by bedroom count and price alone. Location will affect your life every day.

Start With Your Real Destination

Many relocation buyers say they want to live “close to Auburn University.” However, Auburn University (https://www.auburn.edu/) includes a large campus with buildings, parking areas, and entrances spread across a significant area.

The best route depends on where you need to go.

Use the Auburn University Campus Map (https://map.auburn.edu/) to identify your actual work building or regular destination.

Then consider:

  • Which campus entrance is most practical?
  • Where will you park?
  • What route will you drive?
  • Will you travel during university rush periods?
  • How does the route change during construction?
  • Could walking or cycling be practical?
  • How long does the trip take during your normal schedule?

A property that looks close on a general map may not provide the easiest route to your specific building.

Campus Proximity Comes With Tradeoffs

Living close to Auburn University may appeal to buyers who want:

  • A shorter trip to campus
  • Access to Downtown Auburn
  • Proximity to university events
  • Game-day convenience
  • Less reliance on a vehicle for certain trips
  • A condominium or townhome
  • Auburn traditions nearby

However, buyers should also investigate:

  • Parking
  • Pedestrian activity
  • Student-oriented housing nearby
  • Traffic
  • Special-event road changes
  • HOA restrictions
  • Property-use rules
  • Noise from nearby land uses
  • Future development
  • Price per square foot

Being close to Jordan-Hare Stadium (https://auburntigers.com/jordan-hare-stadium) may feel exciting during football season. It may also mean dealing with game-day traffic, parking changes, and increased activity.

Neither is inherently good or bad. The question is whether it fits you.

Check What May Be Built Nearby

An open field, wooded view, or vacant lot may not remain unchanged.

The City of Auburn’s CompPlan 2030 (https://www.auburnal.gov/CompPlan2030/) includes planning information and an interactive future land-use map. These resources can help buyers investigate how land may be considered for future development.

Plans can change, and a future land-use designation does not guarantee that a particular project will be built. However, buyers should not assume nearby vacant property will remain vacant.

Ask:

  1. How is the nearby land currently zoned?
  2. What does the future land-use map show?
  3. Are development applications pending?
  4. Could a road be extended?
  5. Are additional neighborhood phases planned?
  6. Will the current view remain?
  7. What types of property uses may be allowed nearby?

A local REALTOR® can help identify questions, but buyers should verify planning and zoning information directly with the City of Auburn./
