If you are a Realtor, you probably spend a lot of time explaining the housing market to buyers. Interest rates. Inventory. Appraisals. Inspections. Insurance. Affordability.
But there is another problem hiding underneath almost every conversation about new housing: how we actually build homes.
Rube Goldberg was an engineer and cartoonist who became famous for drawings of ridiculously complicated machines designed to perform very simple tasks. A ball rolls down a ramp, hits a lever, releases a weight, pulls a rope, tips a bucket, spins a wheel, and eventually accomplishes something that could have been done in one step. That was the joke.
Look at a traditional construction project today and the comparison becomes uncomfortable.
A developer acquires land. An architect designs the building. An engineer completes the structural work. Plans go through permitting. Materials are ordered. Excavation starts. Concrete crews arrive. Framers wait for foundations. Electricians wait for framers. Plumbers wait for access. HVAC crews work around everyone else. Inspectors arrive at predetermined stages.
Then one subcontractor gets delayed. Another crew gets rescheduled. Material does not show up. Rain hits the site. An inspection gets pushed. Something gets installed incorrectly. Now somebody has to tear it out and do it again. And everybody waits.
That is not just construction. It is a chain reaction. The comparison becomes even clearer when you look at how modular and site-built construction actually compare. The two methods are not simply different ways to frame a house. They organize labor, materials, inspections, scheduling, and risk differently.
Realtors See the Consequences
Most Realtors do not manage construction schedules, but you see what happens when the system fails. Your buyer asks, “When will the house actually be finished?” And the truthful answer is often, “We think...”
That uncertainty matters. A buyer may have a lease expiring. They may be selling another home. They may have a mortgage rate lock. They may be relocating for work. They may have children starting school. A construction delay is not merely a builder inconvenience. It creates a domino effect throughout the buyer’s life and transaction.
Developers feel the consequences even more dramatically. Every additional month can mean more construction interest, insurance, supervision, equipment, temporary facilities, financing exposure, and delayed revenue.
Yet the industry often treats those delays as though they are simply part of construction. One reason modular deserves attention is that factory production and site preparation can happen in parallel. That changes the critical path instead of merely trying to manage it better.
We Have Been Trying to Manage Complexity Instead of Removing It
Traditional construction is incredibly dependent on coordinating people, materials, equipment, weather, and inspections at one temporary location. That creates enormous variability.
The industry's response has largely been to become better at managing that variability: better scheduling software, better project managers, better communication platforms, better subcontractor coordination. Those things help.
But there is a bigger question: What if the construction system itself needs to change?
That is where offsite and modular construction become interesting. Instead of bringing dozens of trades, thousands of components, and months of activity to one building site, much of the building can move through an engineered sequence of modular construction with repeatable stations, defined handoffs, and inspection checkpoints.
Materials can be staged. Trades can work in sequence. Site development and building production can happen at the same time. The result is not simply “a house built in a factory.” It is a fundamentally different way of organizing construction.
It also changes exposure to one of construction's oldest sources of uncertainty. Moving more work indoors can materially help with reducing weather-driven construction delays, particularly during the portion of the build that would otherwise be fully exposed to site conditions.
And quality becomes less dependent on catching defects after the fact. A production system can incorporate quality control built into the production process so that problems are identified while assemblies are still accessible rather than after they are buried behind finishes.
That distinction matters because the objective should not be to become better at absorbing rework. It should be to prevent it. Modern modular production can use systematic quality control at multiple stages to reduce variability before the home ever reaches the site.
Why Realtors Should Care
The next evolution of real estate will not only be about how homes are marketed, financed, or sold. It will also be about how housing is produced.
Housing shortages cannot be solved simply by finding more buyers. Affordability cannot be solved simply by creating new mortgage products. And developers cannot indefinitely absorb an increasingly unpredictable construction environment.
We need more housing. We need it faster. We need better predictability. And we need construction methods capable of scaling.
Realtors who understand offsite construction will be better prepared to advise buyers, developers, landowners, and investors as these methods become a larger part of housing delivery.
That does not mean telling every buyer that modular is automatically better. It means understanding where the production system changes the risk profile: schedule, weather exposure, quality control, coordination, and the amount of work that can be completed before the home ever reaches the site.
Rube Goldberg intentionally designed machines with too many moving parts. Construction somehow ended up there on its own.
Maybe the future of housing is not about getting better at operating the machine. Maybe it is time to redesign the machine.
