When a Win is a loss

When the First Real Offer Finally Comes

After years on and off the market, different marketing efforts, price discussions, and plenty of frustration, a seller finally gets the first truly viable offer. And then comes the hard part. Instead of focusing on the fact that a real buyer has finally stepped forward, the conversation turns to a difference of only a few thousand dollars. It is almost funny, except it isn't. This is where an agent has to stay very calm. You cannot react to the frustration. You cannot take comments personally. You cannot allow the seller's stress, fear, or sense of "losing" to become your own emotion, too.

You have to keep bringing the conversation back to the facts. This is a strong offer for this particular market and this particular property. The buyer understands the condition. The numbers are dramatically better than previous interest. The terms are workable. And after years of waiting, there is finally someone ready to move forward.

Could a seller lose a very good buyer over a few thousand dollars? Absolutely. That is when stubbornness becomes expensive. My job is not to tell a seller what they want to hear. My job is to point out the positives, explain the risks, protect the transaction, and make sure an emotional reaction does not destroy an opportunity that may not come again.

Sometimes you can win the argument and lose the buyer.

And that is no win at all.

Good evening Margaret Rome Baltimore 410-530-2400 ,

And we've all seen this happen. Someone's feathers are ruffled and they can't see the forest through the trees!

Dorie Dillard Austin TX   It's quite disheartening when a challenging transaction is lost over a few thousand dollars. This is where personality issues should be addressed, no room for unruffled feathers!

If it has been on the market a year and the buyer and seller cannot meet in the middle on a few thousand dollars (3,000?), I say "come on" to both. However, if they are rock headed, I would sacrifice $3,000 of my compensation to get it done and go on to the next one. Jeff

Margaret highlights a trap that has derailed countless transactions over the years. When a seller has endured months or years of waiting, every remaining dollar feels deeply personal rather than transactional, making it so easy to let pride override logic. Excellent reminder to keep clients focused on the big picture and protect the deal!

Gwen Fowler SC Lakes & Mountains 864-710-4518  Even after such a long wait, the seller cannot demand a specific amount while buyers have the option to walk away.

Oh my, you are right. A seller who has been trying to sell for years should not be stubborn about a few thousand dollars, especially if it means losing a sale.

Good morning Margaret. you are correct. you can win the argument, or so you think, until the other side withdraws. At that point you are the loser. You mention time. If you believe, as I believe you do, that time is money a small gap between your ideal goal and the offer may not be worth the risk. And time marches on. Enjoy your day.

Hello Miss Margaret Rome Baltimore 410-530-2400 - expensive indeed.

Years ago, I listed the home of a divorcing couple. The Mr. was on a revenge tour and would not accept a very good offer that would have netted them cash.

Listing cancelled.

Moving forward, now we are looking at a short sale, which I listed.

The home was foreclosed.  Emotions are not only expensive but often destructive.

Margaret you think that a Seller with a property on the market for an extensive length of time would jump at any offer close to their asking price.  However, sometimes it takes longer for the light bulb to click on for some people.
