How Days on Market Affect Your Negotiating Power?

When you’re selling a home, one number buyers and agents pay close attention to is Days on Market (DOM). It may seem like just a statistic, but the amount of time your home sits on the market can directly affect how buyers approach your listing—and how much negotiating power you have.

When a Home Is New to the Market

A home that has just been listed often creates the most excitement. Buyers know other people may be interested, which can lead to stronger offers and less willingness to negotiate on price or terms.

If your home is priced correctly and shows well, those first few weeks can be a valuable opportunity to attract serious buyers.

As Days on Market Increase

The longer a home sits, the more questions buyers may start asking:

  • Is something wrong with the house?
  • Is it overpriced?
  • Why hasn't anyone bought it yet?
  • How much can I negotiate?

Even if there is nothing wrong with the property, a high DOM can make buyers feel like they have more leverage. They may be more likely to request a price reduction, seller concessions, repairs, or other favorable terms.

Does a High DOM Always Mean You Need to Drop the Price?

Not necessarily.

Days on Market should be looked at alongside the current competition, recent comparable sales, condition of the home, pricing strategy, and overall market activity. Sometimes a home simply needs better marketing or a small adjustment in strategy—not a major price reduction.

The Bottom Line

Time matters when you're selling a home. The longer your property sits without an offer, the more negotiating power can gradually shift toward the buyer.

That’s why having the right pricing and marketing strategy from day one is so important. The goal isn't simply to get your home on the market—it’s to create the strongest possible opportunity when it first hits the market.

Good afternoon Ellie McIntire oh those DOM and the CDOM, can affect the negotiating. I am for doing away with the numbers. Pricing correctly the first time is a big factor, sometimes agents price them way below in order to get multiple offers. Having the right agent on your side makes a difference in negotiating the final sales price.

Very true. The right price, presentation, and marketing strategy from the start can make all the difference in how a listing performs.
