Leon County was not always this dependent on resale housing.
Decades ago, new homes played a much larger role in the local market.
The graph below shows the new-construction share of all Leon County home sales from 1991 through July 2026.

In 1992, newly built homes represented nearly three in ten Leon County sales.
Through July 2026, they represented fewer than one in twelve.
That change matters because new construction is one of the main ways a housing market expands ownership supply. When new homes account for a small share of sales, the market depends heavily on existing owners deciding to sell.
That is a problem when many owners have low mortgage rates and little desire to trade into a higher payment.
For buyers, this means the resale market remains the main battlefield. Most choices are homes that already exist, not newly built substitutes.
For sellers, this can support value when the home is priced and presented correctly. A resale home that offers a lower-cost alternative to new construction can still attract serious interest.
New construction is still important.
It just is not carrying most of the local market.
