The mistake I see in Chapman Commons files is agents pricing a unit off the citywide median. That number is useless here. Chapman Commons is a condominium community built in 2007 at 12680 Chapman Avenue in Garden Grove, holding 220 units in a mid-rise building, recorded under California subdivision tract number 16732 per the California Department of Real Estate. Because it's attached, shared-wall ownership with an HOA, the all-property median tells a buyer almost nothing about what a unit here actually sells for.

Why does the citywide median mislead on a condo like this?

The Garden Grove all-property median of $1,049,000 blends detached homes, condos, and everything in between. It's not a comp for a unit inside a single mid-rise. The closest citywide reference for a condo is the Garden Grove condo median of $524,773 for June 2026, but even that blends all condos across the city. Neither figure prices a Chapman Commons unit. Only closed sales inside the complex do that, weighed against condition, floor level, and HOA terms.

What do other agents skip in the HOA review?

Here's the thing many listings get loose about: the association name and the dues. Records reviewed show the community is governed by what appears to be the Chapman Commons Homeowners Association, but listing-page names aren't always the recorded name, so confirm the exact legal name through escrow. I did not find a current authoritative published source for the monthly dues. One unofficial listing showed a figure, but a marketing listing is not the association's own statement, and dues change, so I don't treat that as reliable.

A practitioner field note that saves deals: on a 2007 building, request the reserve study, the current operating budget, and any pending or recent special assessments during the contingency period, not the day before removal. The reserve study is where funding for major common-area components is tracked, and it's where a possible special assessment appears. Getting those documents late compresses the review and forces a rushed decision. Order them the moment you're in escrow.

Any pending or recent special assessments.
CC&Rs, rental and pet rules, and the recorded condo plan.
Master insurance policy and any litigation disclosure.

What does the June 2026 citywide pace tell a condo buyer?

Citywide pace is broad context only, since condo demand can differ from detached-home demand. In June 2026, Garden Grove homes sold in a median of 35 days, with 2.2 months of supply and 51.9% of homes selling above list. The sale-to-list ratio was 100.91%, so the typical home closed just over the asking price. Days on market were up from 32 a year earlier, and the citywide median a year ago was $985,000, so the median sale price was up roughly 5.6% year-over-year. None of that proves how a specific Chapman Commons listing performs.

What about financing and the recorded documents?

Condo financing carries extra HOA and project-approval hurdles, so that conversation belongs early with a licensed mortgage loan originator. As of August 6, 2026, the 30-year fixed rate averaged 6.69%, and the 15-year averaged 6.01%. Orange County is a high-cost area with a 2026 conforming loan limit of $1,249,125, though the limit doesn't determine what any buyer qualifies for.

On the recorded side, the listing sources describe the building's height inconsistently. Those are marketing descriptions, not a floor plan. If stories or floor level matter, confirm against the recorded condo plan and an in-person tour. The subdivider of record is listed as Western Pacific Housing Inc. per the DRE public report. Verify year built through the county assessor record for the specific unit, and confirm school assignment directly with the Garden Grove Unified School District, since assignment depends on the exact address and current boundaries.
